CITY OF NMTH OLMSTED <br />ARCHITECTURAL REVIEW BOARD <br />MIlNUTES - JANL7ARY 22, 1997 <br />1. ROLL CALL: <br />Ghau-inan Zergott called the meeting to order at 5:30 p.m.. <br />Present: T. Liggett,lVi. Yager, and B. Zergott. <br />Mr. Gallagher arrived shortly after. <br />Absent: S.I{rieger. <br />Also Present: Building Commissioner Conway and Clerk of Commissions Oring. <br />U. REVIEW AND CORRECTION OF MIlNUTES: <br />Mr. Yager corrected the minutes of December 18th: on page 5, 7th line from bottom change lath to <br />lacking; on page L, forth line from the bottom, change gold posts to goal posts. M. Yager moved to <br />approve the minutes of January 22, 1997 as corrected, seconded by B. Zergott, and unauimously <br />approved. <br />N. OLD BUSINESS: <br />1) Paletta's Auto Trim, 30514 Lorain Road. (Heard at this point).. <br />Proposal to construct, addition to build.ing. ' <br />Denied at architectural review board on December 18, 1996. <br />Mr. Meyer and Mr. Orr, contractors, and Mr. Flinn, architect, presented revised plans and a revised - <br />colored rendemng showing that the height of the fascia on the existing building will match the height of <br />the adclition. He presented samples of the new materials as requested: the T111 has been changed to <br />24 gauge, vinyl clad aluuunum in a bluish gray color (Nantucket); the top metal coping will be painted <br />a darker gray (graphite); the painted block has been changed to a colored light gray block (Silverado) <br />and will be a 4 inch block, not a scored 8 inch block. Mr. Meyer clarified that the back.of the building <br />was a reddish brick material. Mr. Yager asked Mr. Flinn if the overriding reason behind this proposal <br />was financial. Mr. Orr responded that the tenant needed the expansion and they did have to work <br />withiu the owner's budget. Mr. Yager acknowledged that they had responded to the provisions that <br />were menrioned at the last meeting, so there is some improvement. He noted that this is a growing area <br />on Lorain Road, and from the standpoint of aesthetics, this is a very mundane, boring building even <br />with these changes. The building does not meet the most miuunu.m standard or architectural design that <br />should be allowed in the city. He noted that other cities are giving money to encourage store front <br />improvements. He would like to hear that the architect gave the owner seventy different designs to chose from, but he has not heard that. Mr. Meyer stated that, not only were they looking at budget <br />limitations, they also had to consider zoning regarding restrictions for the placement of the building on <br />the property. Mr. Orr pointed out that this is a huge improvement from what is there now, and with the <br />landscaping this building should be of some asset to the city. Mr. Fliuu believed that some of Mr. <br />Yager's comments were personal opinion. He believed that the change of materials made the building <br />more boring than it had been; this is a simple scheme, but there was no time to do seventy design <br />schemes, nor would this type of building warrant that. Mr. Yager stated that it probably would not, he <br />was hoping that they had presented the owner with several designs. He stated that he was looking for a. <br />more dynamic nature for the city, this was a corner lot on Lorain Road. Mr. Flinn stated that perhaps <br />they needed a different tenant, because this was a mundane tenant. W. Liggett noted that the masonry <br />on the rear of the building is a reddish orange color, and where the two meet it will look like an <br />addition. He would like something more compatible to the brick. He liked how the masonry was <br />brought into the existing building. He believed the light gray looked very much like concrete block, and <br />even if it were just chauged to charcoal gray it would have some tone, different than concrete block. <br />r' <br />?
