<br />CITY OF NORTH OLMSTED <br />ARCHITECTURAL REVIEW BOARD <br />MIN UTES - APRII, 16, 1997 <br />1. ROLL CALL: <br />Chaunnan Zergott called the ineeting to order at 5:35 p.m. <br />Present: T. Gallaglier, T. Liggett, M. Yager, aud B. Zergott. <br />Absent: S.I{rieger. <br />Also present: Building Commissioner Conway and Clerk of Commissions Oring. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />On page 3 in the minutes of March 19, 1997 in thud line, remove the word "probably". M. Yager <br />moved to approve the minutes of March 19, 1997 as corrected. T'he motion was seconded by B. <br />Zergott, and uuavimously approved. <br />III. SIGNS: No iteins. <br />IV. OLD BUSINESS: No items <br />V. NEW BUSINESS: <br />3) Metro Park Builders Office Retail Buildings, 24319-24345 Lorain Road. (fonnerly VFW aud Aquarium <br />properties). (Heard at tlus poiut) . <br />Proposal to construct two buildings in two phases. <br />Heard by planuing coinmission Apri18, 1997. <br />Mr. Potz, developer, presented a brochure showing the colors and types of materials. He explained <br />that they were trying to inatch the colors of the Fu-e Station as closely as possible. They have changed <br />driveway so that it will be at 90 degrees to Lorain Road and have added the second driveway since <br />planniug commissiou did uot mention grauting a variauce to have just one. He explained the plans and <br />stated that the secoud phase would be coustiucted first so that the existing VFW building could remain <br />uutil the business could move into the new building in back. The building will be brick veneer (Napier <br />Blend); gables will be Norandex sidiug; and the trim, columus and gutters will be Casa Blanca the soffit <br />will be Dryvit. The wiudow systein will be dark bronze, probably Norandex. Based on. planning <br />cominission recommeudation's the lighxs will be no more than 12 foot high with 250 watt metal halide <br />bulbs and will be shielded so that. the light does not exceed the property lines. There will be wall <br />mounted lights on tlie rear of the building and some lighting over tlie front door. Mr. Potz believed that <br />the rear bu.ildvig will shield the fire statiou from the existing lights. The signs will be internally <br />-illuminated. Tliere will be no roof top uuits, the inechanical units will be inside. The dumpsters will <br />enclosed in brick to match and board ou board gates.. Mr. Yager asked if they were going to do more <br />landscaping than what is shown. Mr. Potz stated that the landscaping will be upgraded from what is <br />shown. N1r. Yager believed that a color rendering should have been presented so the board can see how <br />all of tlus is going to go together. T1ie roof slungles will be GFA either Cliestnut Brown or Golden <br />Cedar. Mr. Zergott advised that the landscapiug as shown will not work, and the board would require <br />that they have a professional landscape design preseuted to the city so the board could review it since <br />landscaping is very important iu tlus city. Mr. Yager asked if the curbing in the parking lot would be <br />wrapped around the first two parking spaces. He further stated that this particular architect never <br />presents a landscape plau with the building plans, suice he appears before the board almost every month
