?•\ <br />? ' .. { . <br />CITY OF NORTH OLMSTED <br />BOARD OF ZONING APPEALS <br />MINUTES - JULY 3, 1997 <br />Vice-Chairman Maloney called the meeting to order at 7:35 p.m. <br />Present: T. Koberna, W. Purper, and J. Maloney. <br />Absent: R. Gomersall and P. Miller <br />Also Present: Assistant Build.ing Commissioner Rymarczyk, and Clerk of Commissions Oring. <br />Law Director Gareau arrived later. <br />Vice-Chairman Maloney advised since there were only three members present and it would take three <br />affirmative votes to approve a request, anyone who wished to withdraw until the next meeting could do <br />so at this time. He advised that the Dent Wizard request had been withdrawn previously from this <br />meeting and would be heard 'm August. He further explained that each case would be judged on its own <br />merits and specifics. The members present have viewed the location sites and are familiar with the case. <br />When your case is called, come forward and give your name to the clerk of commissions. If anyone is <br />interested in a related case, you are requested to come forwazd and aLso give your name to the clerk. <br />After that you will be sworn in. .Everyone will be given an opportunity to present their case or <br />objections. _ <br />Mr. Maloney further explained that Ordinance 90-125 was passed 5/21/91 regarding signs that are <br />covered in the North Olmsted Planning and Zoning Code. Sections 1163.22 covers prohibited pole <br />signs. Also Section 1163.26 covers the Amortization of Non-conforming Signs and gives the property <br />owner or affected party until January 1, 1998 to remove any non-conforming signs. This provision was <br />made by council to give businesses'an oppomunity to come into conformity with the code. The board of <br />zoning appeals appreciated the businesses that are attempting to comply with the code. <br />W. Purper moved to approve the minutes of 7une 5, 1997 meeting as written, seconded by T. Koberna, <br />and unanimously approved. <br />1. Seaman's Furniture, 24869 Lorain Road <br />Request for variance (1123.12). <br />Request variance to instalf second wall sign (one permitted). <br />Also request 8 inch variance for height of wall sign. <br />Violation of Ord. 90-125, Secrion 1163.12(a). <br />Vico-Chairma.u Maloney called all interested-parties before the board. The oath was-administered to S. <br />Lounsbury, representing Seaman's and Mr. Bizjak, sign contractor, who explained that, because of the <br />position of the building, they need two wall signs since they need visibility from both the east and west. <br />The height variance is required because they had to stack the letters. Assistant Building Commissioner <br />Rymarczyk advised that the building was less than 75 feet from the right-of-way. Mr. Rymarczyk noted <br />that the directional signs did not need a variance and the existing ground sign would be moved to the <br />middle of the property. The architectural review board had asked that the free standing signs match the <br />color of the root and this has been done. <br />W. Purper moved to grant the request of Seaman's Furniture, 24869 Lorain Road for a variance to <br />install second wall sign (one permitted). Aiso to grant an 8 inch variance for height of wall sign. <br />Violation of Ord. 90-125, Section 1163.12(a), with the notation that this sign be exempted from Ord.
