CITY OF NORTH OLMSTED
ARCHITECTURAL BOARD OF REVIEW
MINUTES - DECEMBER 17, 1986
I. ROLL CALL:
Chairwoman Case called the meeting to order at 5:10 p.m.
Present: J. Britton, M. Case, S. Ebin, and D. Pattison
Also Present: Building Commissioner S. Spino and Clerk of Commissions B. Oring
II. REVIEW AND CORRECTION OF MINUTES:
S. Ebin moved to approve the minutes of November 19, 1986 as presented,
seconded by M. Case, and unanimously approved.
III. S.IGNS:
No items.
IV. OLD BUSINESS:
1) Fraulein's, 25700 Lorain Road
Proposal to convert existing commercial building to lounge and restaurant.
Continued from meeting of November 19, 1986.
Mr. Thesling, the owner, presented revised plans. Front elevation shows
building with 7' removed which is necessary to increase size of drive.
Rear elevation show the open deck and stairway to upstairs living quarters,
and he explained that there is another entrance through the restaurant.
Building Commissioner Spino questioned if the stairs had to be enclosed.
Plans show type of plantings to be installed and that all extisting trees
will remain. Mr. Thesling explained that the restaurant will be on one
level, dance floor on another, and the present tenant will remain in
in basement area which is at grade at the rear of building. Fence and
dumpster screen will be rough sawn cedar and will match the building.
Outdoor eating area will have lemon yellow and white umbrella tab les.
They will probably stain the exterior of the existing building at a later
date. Mr. Pattison has prob lems with the various uses in one building,
mainly because of the fire separation required, but this is a matter for
the Building Department. Police Department had problem with handicapped
parking space shown on original plan. None is shown on this plan, but
Mr. Spino advised that they were required to have two spaces for every
25 parking spaces. Handicapped space can be relocated so that they can
go directly onto the dance floor area where Mr. Thesling believes.they
could put some tables (stairs lead up to dining area). D. Pattison moved
that the elevations be accepted as submitted, that the materials be accepted
as presented which are b asically the same materials that are presently on
the building, and, in terms of the site plan, spaces 1 and 32 should be
designated as handicapped and should be designated accox°dirigly, and the
landscaping is acceptable, seconded by J. Britton. Mr. Ebin stated that
he is not too happy with exterior platforms and stairs, they might be
acceptable if materials and colors are compatible with the b uilding.
