NEW BUSINESS:
1) United Dairy Farmers, corner of Lorain and Columbia Roads
Eroposal to construct gas station with convenience store and ice cxeam
parlor. (Variances granted September 3, 1986 and October 1, 1986)
Mr. Mongello and Mr. S.chill presented the plans and photographs of
an existing facility elsewhere. They explained that Fairview Realty,
owners of the adjacent medical building, had written the owners object-
ing to the two pole signs on the property (they would prefer 2 ground
signs), the landscaping (want it restudied) and their plan to use all
four existing curb cuts. The developers are willing to restudy the
landscaping, but are adament about keeping the pole signs and believe
that they need the four curb cuts. The landscape plan now includes
evergreens on Lorain Road as mentioned by the Planning Commission. Mrs.
Case stated that this is a bad use for this property because of the
traffic conditions at this intersection. Mr: Gurchik, representing
Fairview Realty, objected to the four excessively large curb cuts, point-
ing out that curb cuts exceed the maximum width for aethree lane drive;
and maintaining that with the new construction everything on the property
should be brought up to code. His firm would like the northernmost curb
cut on Columbia Road eliminated sin.ce it is approximately 30 to 40 feet
from their driveway. Mr. Ebin suggested eliminating the drive on Lorain
