CITY OF NORTH OLMSTED <br />BOARD OF ZONING APPEALS <br />MINUTES - JULY 2, 1986 <br />Chairman Remmel called the meeting to order at 7:35 p.m. <br />Present: R. Bugala, R. Gomersall, E. Graves, J. Helon, and C. Remmel <br />Also Present: Law Director M. Gareau, Building Commissioner S. Spino and <br />C1erk of Commissions B.?'Oring <br />1. Chamber of Commerce, 25045 Lorain Rd. <br />Request special permit to alter non-conforming building. Special permit <br />required Ord. 62-33, Section 1231.02. (Referred by Planning Commission <br />May 13, 1986) <br />Chairman Remmel called all interested parties before the Board. The oath <br />was admi.nistered to J. Boss and R. Garland, representing the Chamber of <br />Commerce. Plans are to b uild a handicapped ramp and a.facia on a non- <br />conforming buildingQ- Chairman Remmel stated that according--to the minutes <br />of the Planning Commission, there would seem to be a question of what the <br />actual plan will be; and there would seem to be a desire for them to work <br />with the Architectural Board of Review. C. Remmel moved to grant the special <br />permit conditioned upon the approval of the Planning Commission and the <br />Architectural Review Board, in other words, this special permit prevails only <br />if those two conditions are met, seconded by R. Bugala, and unanimously ap- <br />proved. Special permit granted. <br />2. A. &_ D: Terstage, -24330 Elm-Rd. <br />Request-for variance -(ii33.13). Request-186 sq, ft. variance..fnr -garage__ <br />area. Violation of Ord. 62-33, Section 1151.04-C. Also, request 2'6" side <br />yard variance. Violation of Ord. 62-33, Section 1151.04-C. . <br />Chairman Remmel called all interested parties before the Board. The oath was <br />administered to Mr. and Mrs. Terstage who advised that the existing garage <br />and shed will be removed-and the new garage will be located in the same area <br />but will be moved 6" over. The 26' by 36' garage will also contain a work <br />shop and a patio. Lot is narrow but quite deep and entry would be difficult <br />if garage were moved 5' off property line. Mr..Bugala observed that the <br />garage would be larger than the house. It was suggested that if the width of <br />the garage is reduced they could conform to the side yard requirement. Mr. <br />Terstage agreed to a 24' by 36' structure._ E,_Graves moved to grant a vari-- <br />ance to A. and D. Terstage, 24330-E1m Road-for a garage 24 feet-by 36 feet <br />and stipulate that it meet the side yard requirements and that the shed be <br />removed as'quickly as possible and that the door be limited to 8' high, <br />seconded by R. Bugala, and unanimously approved. Vari-ance granted. <br />3. J. Matheny, 5656 Canterbury Rd. <br />Request special permit to_add to non-conforming dwelling (side set back). <br />Special permission required Ord. 62-33, Section 1231.02. Also request 2' <br />side yard variance-for addition. Violation of Ord. 62-33, Section 1161.01. <br />Chairman Remmel-called all interes.ted-_ parties-_before the Board. - The oath-
