, <br />? <br />CITY OF NORTH OLMSTED <br />PLANNING COMMISSION <br />MINUTES - MARCH 11, 1986 <br />I. ROLL CALL: <br />Chairman Burns called the meeting to order at 8:10 p.m. <br />Present: R. Bierman, B. Gorris, E. Traczyk, J. Wixted, and J. Burns <br />Mr. Morgan arrived at 8:15 p.m. <br />Absent: J. Brown <br />Also Present: Assistant Law Director Dubelko, City Engineer Schaller, <br />Building Commissioner Spino, and Recording Secretary Oring. <br />Chairman Burns announced that the agenda has been amended: item 5 will be <br />placed before item 4 and item 6, Great Northern Corporate Center, Phase 2, , <br />has been added to the agenda. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />B. Gorris moved to approve the Minutes of February 25, 1986 as presented, <br />seconded by J. Wixted. Roll call on motion: Gorris, Wixted, Bierman, <br />Traczyk, and Burns, Yes. Mre Morgan abstained. <br />III. BUILDING DEPARTMENT REQUESTS: <br />1) 28900_Office Park,_28900 Lorain Road <br />Proposal to construct office complex • <br />(Continued from meeting of February 25, 1986) <br />Attorney W. Giesser corrected his statement made at the last meeting, <br />this_.will.be phase development with three buildings being built in the <br />first phase and two buildings will be built-in phase 2. Building Com- <br />missioner Spino questioned the 20% reduction of gross area which has <br />been used to determine parking requirements. The Law Department will <br />meet with Mr. Spino to study this, if Mr. Spino so desires. There is <br />also a question as to whether the parking requirements should be based <br />on five separate building or as one building. Mr. Giesser advised <br />that each building is under a separate roof and there are 2 hour rated <br />fire wall between the units. Since only 3 units will be built at this <br />time only 64 parking spaces are required and.:the parking planned would <br />be sufficient, but this question would have to be resolved prior to <br />the construction of phase 2; however, the developer must be aware of <br />the potentia]; problem with the future development; and he was also <br />cautioned that if any offices were used for physicians or dentists, <br />more parking spaces would be required. Mr. Dahn,-.an adjacent neighbor, <br />who abuts the rear portion of the parking lot is requesting additional <br />• fencing (6' fence is planned on rear and partially on side). Mr. <br />Elliott, whose property abuts the side, wants fence adjacent to his <br />- back yard (6' Aus.trian pines are planned adjacent to his house).
