i ? 1 3 CITY OF NORTH OLMSTED PLANNING COMMISSION MTNUTES - MARCH 25, 1986 I. ROLL CALL: Chairman Burns called the meeting to prder at 8:05 p.m. Present: R. Bierman., B. Gorris, E. Traczyk, J. Wixted, J. Brown, and J. Burns Mr. Morgan arrived at 8:10 p.m. Also Present: Assistant Law Director J. Dubelko, City Engineer J. Schaller, Building Commissioner S. Spino, Council members J. Saringer, R. Tallon, and R. Wilamosky. II. REVIEW AND CORRECTION OF MINUTES: M.r. Goxris amended Page 4, second last line of item 4: motion should read ".....pedestrians crossing in many places two main roads..." B. Gorris moved to approve tfie minutes of the March llth Planning Commission meeting as amended, seconded by J. Wixted, and unanimously approved. IZI. BUILDING DEi'ARTMENT ?2EQUESTS : 1) Given Storage Bui:lding, 30948 Bradley Rd. Proposal to construct warehouse in Limited Industrial Area. (Previously heard liy'Planning Commission on July 13, 1983). (Re-heard by the Archi- tectural Board of Review on .7anuary 22, 1986). This-proposal was originally heard in 1982 but did not get final ap- proval. Storage building will be located approximately 250' from street; is in the Limited Tndustrial area; and will be used for the storage of roofing materials. Plans do not include paved parking spaces (7 required); paved driveway; or retention system. Mr. Given operates business from his home on the same property and only employs his sons; however, a sub- sequent owner could possiti.ly need employee parking. This proposal must conform to code or be referred to'-the Board of Zoning Appeals for a var- iance. Mr. Hevelone of Timber Trails Home Qwner Association advised the Commission; of the lack of water pressure in this area and the possibility of insufficient f3re protection for this type business and also had concerns regarding the increased truck traffic on Bradley Roade Chair- man Burns stated the the Fire Department would have to approve proposal prior to a building permit being issued. Mr. Farver and Mr. Dorn, owners of industrial property on Bradley Rd, objected to the residential neigh- bors opposition since a portion of their subdivision had been rezoned to res-idential-and owners in the Limited Inudstrial area had been against the rezoning at the timeo Mr. Dorn stated that he has been advised that he cannot develop- his praperty residentially-and now there is opposition to industrial development. Mrs. Szabo,aa resident of Bradley Rd, stated that there is another storage building which is in a state of disrepair. J. Wixted moved to approve the proposal to construct a warehouse, the Given storage building, 30940 Bradley Rd: contingent upon: 1) Mr. -Given having the seven required parking spaces and that they be paved in ac-
