ROLL CALL: <br />Chairman Burns called the meeting to order at 8:05 p.m. <br />Present: R. Bierman, B. Gorris, T. Morgan, J. Brown, and J. Burns <br />Absent: E. Traczyk and J. Wixted <br />Also Present: City Engineer J. Schaller, Building Commissioner S. Spino <br />and Clerk of Commissions B. Oring <br />II. REVIEW AND.CORRECTIO.N OF MINUTES: <br />J. Brown moved to approve the Minutes of October 14, 1986 as pr.esented, <br />seconded by R. Bierman, arid unanimously approved. <br />III. BUILDING DEPARTMENT'REQUESTS: <br />lj United Dairy Farmers,, co mer of Lorain and CoTumbia Roads <br />Proposal to construet gas station with convenience store and?ice cream! <br />parlor. Heard by the ArchitecturaT Board of Review October 22, 1986. <br />The Architectural Board of Review had approved the'building plans with <br />several recommendations and the signs as presented. Mr. Mongello <br />presented colored site plan with ehanges as recommended by the Archi- <br />tectural Board: forsythia at entrances has been removed from.landscape <br />plan; evergreens have been added as requested by Planning Commission; <br />air conditioning units will now be screened with the dryvit materiaT; <br />and curb cuts have been reduced to meet code (three are at 34 feet <br />wide and one is 24.feet). Safety Director had sugges.ted that curb cut <br />on Columbia Road closest to intersection be eliminated because of <br />traffic congestion at this point. Mr. Mongello responded that his <br />client is adauant about keeping all four drives, that those drives <br />have been there for 25 years, much of the present congestion will be <br />alleviated when Columbia Road is relocated and questioned how many <br />accidents have been caused by this drive. He advised that the traffic <br />pattern-will have customers using the southern most drive and service <br />trucks using the northern one. Mr. Morgan suggested installing one <br />central curb cut on Columbia Road; Mr. Bierman agreed. Chairman Burns <br />pointed out.that service stations have been approved with four curb <br />cuts and Mr. Gorris responded that the configuration of Columbia <br />Road presents more problems,with visibility. T. Morgan moved that the <br />United Dairy.Farmer proposal to construct a gas station with a convenience <br />store and ice cream parler located at the corner of Lorain and Columbia <br />Roads be approved with the stipulations as directed by the Architectural <br />Board of Review and shown in the colored rendering presented to the <br />Planning Commission this evening, that the driveways on Lorain Road be <br />decreased to 34 feet each as required by code, and that a single, 34 <br />foot driveway be.located on the Columbia Road side replacing the two <br />e <br />. <br />? ,.$
