?r <br />CITY OF NORTH OLMSTED <br />PLANNING COMMISSION <br />MINUTES - FEBRUARY 12, 1985 <br />I. ROLL CALL: <br />Chairman Burns called the meeting to order at 8:05 p.m. <br />Present: B. Gorris, T. Morgan, E. Traczyk, J. Wixted, and J. Burns <br />Absent: J. Brown <br />Also Present: Building Commissioner Gundy, Assistant Law Director J. <br />Dubelko, City Engineer J. Schaller Councilmembers R. Tallon, <br />J. Sarringer, Y. Petrigac, and R. Wilamosky, and Recording <br />Secretary B. Oring. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />J. Wixted moved to approve the Minutes of January 22, 1985 as submitted, <br />seconded by B. Gorris, and unanimously approved. <br />III. BUILDING DEPARTMENT REQUESTS: <br />1) Malley's Candies, 23473 Lorain Road <br />Proposal for exterior alteration to existing building. <br />Building Commissioner Gundy presented the plans that he had on file, <br />however, he had expected the architect with more detailed plans. Mr. <br />Ldagner, the contractor, explained tliat the existing block building, <br />including the rear-radiator shop, will be covered with vinyl siding. <br />An existing air conditioning unit will be removed. Mr. Gundy advised <br />that there may be some new signage presented at a later date. B. <br />Gorris moved to refer the exterior alteration of Malley's Candies to <br />the Architectural Board of Review, seconded by T. Morgan, and unani- <br />mously approved. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Thomas Assembly Plat, location is the southwest corner of the inter- <br />section on Whitethorn Blvd. with Andrus Ave. <br />Proposal is to combine parcels 235-1-12 and 235-1-13 into one one <br />(1) parcel. <br />Proposal is to combine two non-conforming lots to make a larger lot which <br />would still be non-conforming in the General Retail Business Area. The <br />Board of Zoning appeals had referred proposal to Planning Commission <br />since Law Director Gareau stated that there was nothing in the code to <br />prohibit the combining of two adjacent lots to make the one lot more <br />conforming with the existing code. Mr. Gorris read Section 1173.02, <br />paragraph H of the Zoning Code which prohibits placing a car wash <br />within five hundred feet of any lot occupied by an existing church <br />public or private school unless the distance is intersected by a street
