? y a'v <br />I. ROLL CALL: - <br />CITY OF NORTH OLMSTED <br />PLANNING COMMISSION <br />MINUTES - JULY 23, 1985 <br />Chairman Burns called the meeting to order at 8:10 p.m. <br />Present: B. Gorris, T. Morgan, J. Wixted, J. Burns, and J. Brown. <br />Absent: E. Traczyk . <br />Also Present: Assistant Law Director J. Dubelko, Building Commissioner E. <br />Gundy, City Engineer J. Schaller, Councilmen R. Tallon <br />and R. Bierman, and Recording Secretary B. Oring. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />Minutes of July 9th have been corrected by the secretary: page 5, first para- <br />graph, second last line should r.ead "...seconded by J. Brown..." J. Burns <br />moved to approve the Minutes of July 9, 1985, seconded by J. Wixted, and <br />unanimously approved. <br />III. BUILDING DEPARTMENT REQUESTS: <br />1) Shell Oi1 Co., 25199 Lorain Rd at Great Northern Blvd. <br />Proposal to construct gas station, food mart, and car wash. <br />Heard by the Architectural Board of Review July 17, 1985. <br />Proposal was approved by Architectural Board of Review as presented. <br />Mr. S. Santoro, J. Borneman, and J. Coburn of Shell Oil presented.proposal <br />to demolish existing station and rebuild a self-service station with a <br />food mart and car wash. Parking, canopy and signs all meet code. Mr. <br />Santoro explained that since the buildings will be set back on the pro- <br />perty, all four curb cuts are necessary, :especially in view of the pro- <br />posed northern section of S.R. 252; traffic can exit from northern most <br />drive to continue north on 252; and because there is a car wash,the four <br />curb cuts a11ow a better internal traffic pattern within the station. The <br />northern most and.western most curb cuts would allow for traffic to enter <br />without hindering the traffic on Great Northern Blvd and Lorain Road. <br />They listed several stations with three and four drives and pointed out <br />that Standard Oil on Lorain Rd. at Clague was built within the last year <br />with four curb cuts. Chairman Burns read Safety Department report which <br />also stated that the curb cut on Great Northern nearest Lorain and the <br />cut on Lorain at the west end of the property could cause problems. Com- <br />mission discussed locating the stop bar on Great Northern Blvd. south of <br />the northernmost cut to facilitate cars leaving the station. Mr. Wixted <br />stated that he was more concerned with the westernmost drive on Lorain, <br />he could see the advantage of the northernmost cut on Great Northern, es- <br />pecially with the construction of 252 north. Location of stop bar is <br />dictated by the State traffic standards, but the city should have some <br />latitude in its location. Mr. Burns agreed.. Mr. Borneman explained how <br />the green areas will be enlarged. T: Morgan moved to approve the Shell <br />?
