CITY OF NORTH OLMSTED <br />PLANNING COMMISSZON <br />MINUTES - JULY 9, 1985 <br />I. ROLL CALL: <br />Chairman Burns called the meeting to order at 8:00 p.m. <br />Present: B. Gorris, E. Traczyk, J. Wixted, J. Brown, and J. Burns <br />Absent : T. Morgan <br />Also Present: Assistant Law Direct,or J. Dubelko, Building Commissioner <br />E. Gundy, City Engineer J. Schaller, Council Members R. <br />Tallon, R. Bierman, and Y. Petrigac, and Recording Secretary <br />B. Oring. <br />II, REVIEW AND CORRECTION OF MINUTES: <br />The minutes were deferred until later in the meeting. <br />III. BUILDING DEPARTMENT REQUESTS: <br />1) Halleen Chevrolet, Inc. located on the south side of Lorain Rd, west <br />of 27845 Lorain Rd, (Pizza Hut). <br />Proposal to construct truck dealership. <br />Mr. Carl-Halleen,- one of the owners, and W. Geiser, Attorney, explained <br />plans. Variance was granted to display trucks in front set back with <br />the condition that a 10' front landscape buffer be installed. City <br />Engineer Schaller explained -that plans show drainage going to rear of <br />the parcel into ditch,- but it must be determined by the developer if <br />that ditch is in the easement(property is being surveyed now), if he <br />has to cross private property for access to ditch, he will have to ac- <br />quire an easement from those owners. If he cannot get the easement, <br />storm water must be pumped into the Lorain Road storm sewer, however, <br />that water would eventually empty into the same ditch. Retention <br />system would be required. No lighting plan for side or rear lot is <br />shown on plans. Mr. Geiser stated that all lighting would be contained <br />within the lot as required by Ordinance. It was later stated that C.E.I. <br />lighting would be used. Entire parcel is to be paved (except for front <br />landscaped area) and chain link fencing with inserts will be installed <br />adjacent to residential property. There will be outside paging, but <br />location of speakers which will be attached to building are not shown <br />on plan; communication between the two lots (on opposite sides of <br />Lorain Road)-wi11 be by telephone. Chairman Burns read two letters.ob- <br />jecting to the proposal: one from the Mahoney's 5402 Dorothy Dr, stat- <br />ing that the additional water created by proposal would empty into <br />ditch on their property and create a hazard to neighborhood children; <br />a second letter from Mr. and Mrs. Beck, 5409 Dorothy Drive, stating <br />that they can hear telephone paging from lot on north side of Lorain <br />- and construction of this lot would intensify this problem. They re- <br />quested a beeper system instead of the public address system. Com- <br />mission questioned if noise from speakers are in violation of noise
