. <br />: <br />CITY OF NORTH OLMSTED <br />PLANNING COMMISSION <br />MINUTES - DECEMBER 10, 1985 <br />I. ROLL CALL: <br />Chairman Burns called the meeting to order at 8:04 p.m. <br />Present: B. Gorris, T. Morgan, E. Traczyk, J. Brown, and J._ Burns. <br />Absent: J. Wixted <br />Also Present: Assistant Law Director J. Dubelko, Building Commissioner E. <br />Gundy, Councilman Tallon, and Recording Secretary B. Oring. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />T. Morgan moved to approve the Minutes of November 26, 1985 as presented, <br />seconded by E. Traczyk, and unanimously approved. <br />III. BUILDING DEPARTMENT REQUESTS: <br />1) George's Kitchen, 27350 Lorain Road <br />Proposal to construct an addition to front of existing restaurant <br />(formerly Casey's). <br />Building Commissioner Gundy advised that after review of the new floor <br />plan, he determined that existing parking does not conform to code, they <br />will need an additional 22 parking spaces. Chairman Burns agreed to <br />hear the proposal. Mr. Olayas, representing the owner, requested that <br />they be allowed to construct the addition with the provision that if <br />parking is not sufficient, they will add spaces later. Greenhouse <br />type front addition (11'8" by 48') is planned in order to change the <br />image of the restaurant. Mr. Pasalis, the owner, stated that he would <br />be willing to use the rear dining room for an office and storage area. <br />If rear dining room is deleted, they would be one space short. Addi-- <br />tional parking can be added in front green area which is to be land- <br />scaped, but this would take away from the green house effect. Commission <br />decided to forward proposal to the Architectural Board, however, devel- <br />oper must submitcompl.et.e plans including landscaping prior to that meet- <br />ing. T. Mo.rgan moved to refer the George's Kitchen proposal at 27350 <br />Lorain Road to the Architectural Board of Review, subsequent to that <br />the developer has been asked to provide final plans of the interior <br />showing seating capacity; the exterior showing parking lot capacity; <br />external lighting; dumpster locations; and in general, the overall <br />final plans which will be resubmitted back to the Planning Commission <br />at the next meeting; and to forward the plans to the Engineering and <br />Safety Departments; these plans must meet parking code before being <br />heard by the Architectural Board of Review, seconded by J. Brown, and <br />unanimously approved. <br />2) Westin Centre, 30276 Lorain Road <br />Proposal to construct automobile repair facility - phase 1.
