Request variance for location of tool <br />shed. Violation of Ord. 62-33, Section 1151.04-D. <br />Chairman Remmel called all interested parties before the Board. The oath <br />` was administered to Mr. Phillips who explained that he wants to place new <br />? shed were existing shed is located. Board would like shed relocated be- <br />hind garage so it would not be visible from street or adjacent homes. C. <br />Remmel moved to grant a variance for the placement of a legal tool shed to <br />be placed within 50'.of the rear of the existing garage, at least 5' out <br />from east line of property, and not to protrude beyond the west wall of the <br />garage, seconded by R. Bugala, and unanimously approved. Variance granted. <br />2. Crestmont Chrysler Audi, 26890 Lorain Rd. <br />Request for variance (1133.13). Request-variance to display cars in front <br />set back (7' from sidewalk) - 50' required. Violation of Ord. 62-33, <br />Section 1174.02. <br />Chairman Remmel called all interested parties before the Board. The oath <br />was administered to Mr. Giglio of Kluchin Architects who explained request <br />to display 16 new cars perpendicular to 7' front planting strip and another <br />display area adjacent to side property line on the west (also partiall_y in <br />front set back area). Mr. Bugala pointed out that the Crestmont Toyota <br />dealership is now parking new cars on that property now and are encroaching <br />into 7' set back area as well. He is objecting to this and to the f act <br />that in this proposal display cars will over-hand the 7' planting area. It <br />was pointed out that other dealerships are displaying cars in front set <br />back (either under the grandfather clause or under a variance granted pre- <br />viously). The North Olmsted Datsun dealership did receive a variance re- <br />cently, however, they provided a 15' landscape buffer. Chairman Remmel <br />suggested that a larger buffer would be more satisfactory. Law Director <br />Gareau reminded the Board that the Big "0" dealer had a green area with <br />circular pods set in where new cars could be displayed. Building Com- <br />missioner, Gundy agreed that this would be workable. After some discussion, <br />it was agreed that a 27' green area with circular pods for displaying cars <br />would be satisfactory to the Board. Law Director Gareau suggested that <br />preliminary approval could be granted and that the architect should re- <br />turn to the Board with completed plans. Proposal can still go on to Plan- <br />ning Commission and Council for final approval of the building plans prior <br />to this Boards final approval of variance. R. Bugala moved to grant a pre- <br />liminary variance .t.o display new automobiles in a green area 27' deep from <br />the sidewalk within which 6 automobiles can be displayed within three cir- <br />cular pods and that this design'will be subject to final,approval by the <br />Board and that the variance as requested on the west side will be granted <br />as requested as long as the 27' green area is maintained, seconded by J. <br />Helon, and unanimously approved. Preliminary variance granted.
