<br />CITY OF NORTH OLMSTED <br />BOARD OF ZONING APPEALS <br />MINUTES - MAY 2, 1984 <br />Chairman Remmmel called the meeting to order at 7:30 p.mo <br />Present: R. Bugala, E. Graves, L. Horvath, and C. Remmel <br />Also Present: Law Director M. Gareau, Building Commissioner E. Gundy <br />and Recording Secretary B. Oring <br />L. Horvath moved to approve the Minutes of April 4, 1984 as submitted, <br />seconded by E. Graves, and unanimously approved. <br />1. Wilbur E. Grentzer, 5656 Whitehaven Ave. <br />Request for variance (1133.13). Request variance to construct tool shed <br />on vacant lot (accessory use with no primary use). Violation of Ord. <br />-2-33, Section 1151.04. <br />Chairman Remmel called all interested parties before the Board. The oath <br />was administered to Mr. and Mrs. Grentzer and Mrs. Wolf. Mr. Grentzer <br />explained that the shed would conform to the ordinance, however, he would <br />like to place it on vacant lot which is behind his residence and where he <br />has a garden. Mrs. Wolf was granted a variance on the vacant lot behind <br />her house. Mr. Remmel wants the shed placed even with hers. Mr. Gentzer <br />plans to do this. L. Horvath moved to grant the variance for a legal shed <br />(10' from the side line) in line with the adjoining lot shed, seconded by <br />L. Horvath, and unanimously approved. Variance granted. <br /> <br />2. William J. Kappa, 5669 Whitehaven <br />Request for variance (1133.13). Request variance to construct garage on <br />%adjacent vacant lot. Violation of Ord. 62-33, Section 1151.04-C. <br />%Chairman Remmel called all interested parties before the Board. The oath <br />C? w35 administered to Mr. and Mrs. Kappa and Mr. Grentzer. Mr. Kappa stated <br />that he does not want to assemble the two lots because of the expense in- <br />volved. Board agreed that lot should be assembled, since lots could be <br />sold separately. Be is also requesting a 4' sideyard variance as well. C. <br />Remmel moved to grant the variance to construct the garage to be built <br />no closer than 3' to the south line of the adjacent lot subject to combin- <br />ing the two lots, secondepby R. Request 1' variance for fence and also <br />3.5' variance for fence in front set back which is not 50% openo Viola- <br />tion of Ord. 62-33, Section 1151.04-H. Also request variance to build <br />part of fence on vacant lot. Violation of Ord. 62-33, Section 1151.04. <br />Mr. and Mrs: Kappa had been sworn in for previous case. It was explained <br />that lot is 218' deep and he wants to run a 6' fence along rear property <br />line and 150' down south side of property leaving at least 58' of front
