a <br />CITY OF NORTH OLMSTED <br />BOARD OF ZONING APPEALS <br />MINUTES - APRIL 4, 1984 <br />Chairman Remmel called the meeting to order at 7:30 p.m. <br />Present: R. Bugala, E. Graves, L. Horvath, and C. Remmel <br />Also Present: Law Director M. Gareau, Building Commissioner E. Gundy, <br />Recording Secretary B. Oring <br />E. Graves moved to approve the Minutes of March 7, 1984 as submitted, <br />seconded by L. Horvath, and unanimously approved. <br />George Morrow, 5533 Barton Rd. <br />Request for variance (1133.13). Request 1272 sq. ft. variance for garage <br />area. Violation of Ordinance 62-33, Section 1151.04-C. <br />(Continued from meeting on March 7, 1984). <br />Chairman Remmel called all interested parties before the Board. The oath <br />was administered to Mr. Morrow, Mr. Gemmi, contractor, and Councilman <br />Boehmer. Mr. Gemmi presented revised plans; lot is over 400' deep. Garage <br />wi.•11 be 26' by 36' with an 8' high door.and will accomodate 2 cars with <br />s,torage on first floor and on the half story upstairs. Mr. Bugala objected <br />because this structure is as big,as some houses, and he was afraid it could <br />?be converted to a house. Cauncil Boehmer stated that he spoke to Mr. Boss, <br />the adjacent neighbor, and he has no objection to proposal. C. Remmel <br />? moved to grant the variance for Mr. Morrow with the stipulation that the <br />tieight of the garage door be limited to 8' and building is not to be used <br />for a stable and cannot be used for any commercial or rental purpose, and <br />will be built under building code requirements, seconded by E. Graves. <br />Roll call on motion: Remmel, Graves, and Horvath, Aye. Bugala, Nay. Mo- <br />tion passed. Variance granted. <br />1. Jerry Slabaugh, 25559 Lorain Rd. <br />Request for special permit to add to non-conforming building (front set <br />back). Special permission required Ord. 63-22, Section 1231.03. <br />, Chairman Remmel called all interested parties before the Board. The <br />r' oath was administered to Mr. Slabaugh, C. Petroski, architect, and Council- <br />/ man Boehmer. Mr. Slabaugh stated he would be leasing new cars and selling <br />formerly leased cars. Existing building has a 40' front set back, addition <br />will conform. Board questioned if outdoor display area would be sufficient; <br />U automobiles cannot be displayed in front set back. Mr. Slabaugh has an- <br />other car lot in Lorain'County and will only display 6 cars outside at this <br />location. Councilman Boehmer stated that this will look better than what <br />is there now. Mr. Petroski stated that it would not be financially feasible <br />to use rear of lot because of grade and drainage problems. L. Horvath <br />moved to grant the special permit for Jerry Slabaugh, seconded by E. Graves, <br />and unanimously approved. Mr. Slabaugh was advised that he could not dis- <br />play cars in front set back. Special permit granted. <br />2. Fred Astair Dance Studio, 26406 Lorain Rd. <br />No representative present. Heard at end of ineeting.
