. <br />• ? , <br />CITY OF NORTH OLMSTED <br />PLANNING COMMISSION <br />MINUTES - DECEMBER 13, 1983 <br />I. ROLL CALL: <br />Chairman Morgan called the meeting to order at 8:05 p.m. <br />Present: J. Burns, B. Gorris, J. Roberts, E. Traczyk, J. Wixted <br />J. Brown, and T. Morgan. <br />Also Present: Assistant Law Director J. Dubelko, Building Commissioner <br />E. Gundy, Assistant City Engineer D. McDermott, Council- <br />man D. Woerpel, and Recording Secretary B. Oring. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />Mrs. Brown corrected the minutes on Page 2, 14th line which should <br />read "...disapprove the ruling within 30 days..." J. Burns moved to <br />approve the Minutes of November 22, 1983 as amended, seconded by J. <br />Brown, and unanimously approved. <br />III. BUILDING DEPARTMENT REQUESTS: <br />(1) The Fairview/North Olmsted Medical Office Center (formerly Coe <br />School), Lorain and Columbia Road intersection. <br />Proposal to construct office building (existing school will be <br />demolished). <br />Building Commissioner Gundy explained that this will be a three <br />story, 30,000 sq. ft, medical building to be built on the Coe School <br />site. Mr. R. Rankin, contractor, and Mr. K. Misener, of Fairview <br />Hospital, explained that the medical arts building will house <br />physicians offices and an ancillary testing laboratory for out- <br />patients of Fairview Hospital. There will be no emergency care <br />facilities. Approximately 20,000 to 23,000 sq. ft. will be used <br />for physicians offices and approximately 3,000 to 3,500 sq. ft. <br />for the laboratory. Number of physicians leasing space cannot be <br />determined at this time, it is estimated that there will be a <br />minimum of twenty. A 6' board on board cedar fence will be con- <br />structed on the north property line adjacent to residential pro- <br />perty. Underground retention is planned. There will be surface <br />parking for 170 cars, and room for expansion on north section of <br />property. There will be two exits: one on Columbia and one on <br />Lorain Rd., both are as far away from intersection as possible. Mr. <br />Gundy will advise on conformance of planned parking at next Plan- <br />ning Commission meeting. Commission is concerned about traffic at <br />this location; it would be difficult to estimate traffic volume at <br />this time. J. Roberts moved to refer the Fairview/North Olmsted <br />Medical Office Center to the Architectural Board of Review; to the <br />? Safety Department to have them look at location for parking and <br />traff ic; to the Building Department to check into parking; and to <br />the Engineering Department for study of required retention, seconded <br />by J. Wixted, and unanimously approved.
