? <br />CITY OF NORTH OLMSTED <br />PLANNING COMMISSION <br />MINUTES - DECEMBER 28, 1982 <br />I. ROLL CALL: <br />Chairman Gorris called the meeting to order at 8:00 p.m. <br />Present: J. Burns, T. Morgan, J. Roberts, and B. Gorris <br />Absent: J. Brown and R. Perla <br />Also Present: Building Commissioner E. Gundy, Assistant Law Director <br />J. Dubelko, Assistant City Engineer D. McDermott, and <br />Recording Secretary B. Oring <br />II. REVIEW AND CORRECTION OF MINUTES: <br />T. Morgan moved to approve the Minutes of December 14, 1982 as sub- <br />mitted, seconded by J. Burns, and unanimously approved. <br />III. BUILDING DEPARTMENT REQUESTS: <br />(1) Signs: Heard by the Architectural Board of Review 12/22/82 <br />The signs were studied in conjunction with the Architectural <br />Board of Review Excerpts of Minutes. J. Burns moved to approve <br />the signs (a), the Medicine Shoppe, and (b), Casey's,as presented <br />with the suggestion that the changeable copy portion of the Casey's <br />sign be considered for deletion, seconded by J. Roberts, and un- <br />animously approved. <br />(2) Emergency Medical Center and Medical Office Building (G. Hummer, M.D.), <br />vacant property east of Ponderosa Steak House on Lorain Rd. <br />Proposal to construct combined emergency medical center and medical <br />office building. <br />Mr. Kohanski, Architect,and Doctor G. Hummer explained that the <br />front one story portion of the building would be a primary care <br />facility which will be staffed by a doctor, nurse, and reception- <br />ist. There will be facilities for X ray and laboratory equipment. <br />Hours will be extended beyond normal doctor's office hours. Be- <br />cause of the drop in the land the rear 3 story office building will <br />be attached to the front building by an atrium. Parking now con- <br />forms to code(original plans required a variance which was not ap- <br />proved by the Board of Zoning Appeals). Entrance and exit drives <br />are planned and one drive will be approximately 8' to 10` from the <br />adjacent condominium drive. The Condominium also has another drive <br />on this property without easement. A 7' front landscaped area and <br />5' side landscaped areas are planned. The Architect would like <br />17' parking spaces with a 3° overhang-added td the landscape areas <br />to be used in place of bumper stops. The Commission is concerned <br />about the proximity of the Medical Building driveway to the Condo- <br />minium drive. J. Roberts moved to refer the Emergency Medical <br />Center and Medical Office building proposal to the Architectural <br />Board of Review, and request input from the Safety Department re- <br />garding ingress and egress and to the Engineering Department for <br />their comments, seconded by J. Burns, and unanimously approved.
