CITY OF NORTH OLMSTED <br />PLANPdING COMMISSION <br />HINUTES - OCTOBER 24, 1978 <br />Z. ROLL CALL: Chairman Roberts called the meeting to order at 8 P.M. <br />PRESETdT: Chairman J. Roberts, R. Bugala, D. P.yan, 0. Ohman, and <br />J. Prokasy arrives at 8:40 P.M. <br />II. <br />ABSENT: J. Brown <br />ALSO PRESENT: Law Director M. Gareau, Assistant City Engineer B. McDermott, <br />and Building Commissioner E. Gundy. <br />REVIEW AND CORRECTIONS OF MINUTES: <br />R. Bugala made a motion to approve the minutes of October 10, 1978, as <br />written and received. Second by 0. Ohman and unanimously approved. <br />III. BUILDING DEPARTMENT REQUESTS: <br />State Wholesale: Mr. Gundy called Mr. Green, architect for State Wholesale, <br />before the commission. Meetings considering this development were listed <br />as: Original Submission to Planning Commission September 12, 1978, Architectual <br />Review Board September 18, 1978, and the Architectual Review Board on <br />October 16, 1978. The conclusions reached by the Architectual Review Board <br />on October 16, 1978 were noted and P4r. Green was prepared to show the members <br />the revisions made on the drawings. It included all the suggestions of the <br />board with the exception of Number 6(detailed grading and etc.) that will be <br />presented to City Engineering Department for approval. He will align en- <br />trance at 90°, new planting strip, not allowing 25' easement with a map for <br />the Law Director to reveiw, eliminate rear parking and after meeting with <br />neighbors to east agree to a better buffer, have added parking in front in <br />the amount of 33 cars, loading dock screen has been extended, presenting sign <br />details at this meeting. Chairman Roberts questioned Mr. Greene regarding acce._3 <br />to Brookpark Extension as recommended by the Planning Commission. Private <br />property buffers access to Brookpark Rd. was not available, no agreement <br />has been reached with the owner although meetingshave been held. Members <br />stressed their concern with the potential traffic problem that this project <br />may contribute to. Mr. Petre, Safety Director, stated that no traffic study <br />or recommendation has been prepared, for the safety study is not complete. <br />Mr. William Jackman trafiic consultant for State lqholesale was introduced. <br />Four lanes fcr ingress and egress were shown, the east property easement was <br />established in 1880 as stated by Mr. Stoddard, Attorney, and is a perpetual <br />ingress and egress available to the owner of this property. Mr. Gareau <br />responded that if what State tiJholesale claims bears out it will be useable. <br />Mr. Ryan Questioned the 900 angle at the street line including the 25' radius_, <br />Project Engineer Alex Kanaraf explained his drawings of this area. 1Kr. Petre <br />expressed concern of the proposed left turns from and into Lorain Road and <br />considers relocating access to west property plus a direct opening to Brookpark <br />Extension important. Chairman Roberts requested State tiiholesale developers <br />to agree to an extension of the time beyond November 14th. Attorney Stoddard
