Ca11 <br />Chairman Prokasy called the meeting to order at 8:00 p.m. Acting Secretary <br />E'].liott called the roll. <br />Present: Chaisman Prokasy, Messrs. Elliott, Rafeld, Roberts and T3.sch3.er. <br />A].so Present: Nlx. Gundy, Building Gommissioner, Mr. McDermott, Assistant <br />City Engineer, Mr. Garesu, Law Dixector, and V. Hodgins., <br />Recarding Secretary. <br />II. Review and Correc-tian of Minutes <br />Yr. MeDermott corrected minutes: delete "The two parcels are 133.98 sq. ft. <br />combined" par. 3 Page 3• MY'. Tisch].er moved for approval of Apri.l 22, 1975 <br />minutes as corrected. Mr. E]liott seconded and motion passed unani.mously. <br />ZII. Building Ilepartment <br />(a) 01d Requests <br />Mr. Gundy said he has some items in comm3.ttee <br />(1) Pizza Hut - northwest corner of Lorain and Gessner <br />(Included here is Item V l. on agenda) <br />The 150 ft. minimum requirement does not apply in this case be- <br />cause they are previously p].otted lots in the opinion of Assis- <br />tant Law Director Hessler. Mr. Tischler moved for Fizza Hut re- <br />subdivision. Mr. Roberts seconded and motion passed. <br />Commission then returned to Ttem III (a) (1); and reviewed site <br />plans. A1.so reviewed Zoning Board Action, Average height of re- <br />taining wall would be approximately 22 ft. On top of this would <br />be screening fence to protect homes across Gessner f"rom head- <br />lights. Outside consu].tant has reviewed drainage and plans for <br />underground retantion. W. Rafeld moved to accept Pizza Hut at <br />corner of Gessner and 1,orain plans as shown. W. Tubbs seconded <br />and motion passed. <br />(2) Nlr. Gundy reintroduced Mr. Trieiss who resubmitted plans for r.eno- <br />vation of existing car wash at Bailey and Lorain. Froposal shows <br />change of occupancy to Electrical Fixture Retail Store. Require- <br />ment is 11 parking spaces. Plans were exami.ned. Mr. Prokasy had <br />made inspection. Fence now is structurallg sound and standing <br />straight; slats are needed. Entrance to Bailey needs fence gate <br />which can be c3.osed at night. 12 parking spaces are shown. Mr. <br />E1liott said some spaces are light.. Presently there are four_ <br />pumps and four islands. Some wil,I be removed; one island will be <br />disguised, until contractual arrangement with Gulf Oil is termina- <br />ted. Engineering Department has not reviewed revised plans. Mr. <br />?McDermott had made on site inspection today. W. Tischler said <br />all changes suggested at the last meeting have heen made with one <br />exception.
