PI,ANNING COMMISSIOAT MMy 13, 1975 ' I. Rol.}. Ca11 Chairman Prokasy called the meeting to order at 8:00 p.m. Acting Secretary E'].liott called the roll. Present: Chaisman Prokasy, Messrs. Elliott, Rafeld, Roberts and T3.sch3.er. A].so Present: Nlx. Gundy, Building Gommissioner, Mr. McDermott, Assistant City Engineer, Mr. Garesu, Law Dixector, and V. Hodgins., Recarding Secretary. II. Review and Correc-tian of Minutes Yr. MeDermott corrected minutes: delete "The two parcels are 133.98 sq. ft. combined" par. 3 Page 3• MY'. Tisch].er moved for approval of Apri.l 22, 1975 minutes as corrected. Mr. E]liott seconded and motion passed unani.mously. ZII. Building Ilepartment (a) 01d Requests Mr. Gundy said he has some items in comm3.ttee (1) Pizza Hut - northwest corner of Lorain and Gessner (Included here is Item V l. on agenda) The 150 ft. minimum requirement does not apply in this case be- cause they are previously p].otted lots in the opinion of Assis- tant Law Director Hessler. Mr. Tischler moved for Fizza Hut re- subdivision. Mr. Roberts seconded and motion passed. Commission then returned to Ttem III (a) (1); and reviewed site plans. A1.so reviewed Zoning Board Action, Average height of re- taining wall would be approximately 22 ft. On top of this would be screening fence to protect homes across Gessner f"rom head- lights. Outside consu].tant has reviewed drainage and plans for underground retantion. W. Rafeld moved to accept Pizza Hut at corner of Gessner and 1,orain plans as shown. W. Tubbs seconded and motion passed. (2) Nlr. Gundy reintroduced Mr. Trieiss who resubmitted plans for r.eno- vation of existing car wash at Bailey and Lorain. Froposal shows change of occupancy to Electrical Fixture Retail Store. Require- ment is 11 parking spaces. Plans were exami.ned. Mr. Prokasy had made inspection. Fence now is structurallg sound and standing straight; slats are needed. Entrance to Bailey needs fence gate which can be c3.osed at night. 12 parking spaces are shown. Mr. E1liott said some spaces are light.. Presently there are four_ pumps and four islands. Some wil,I be removed; one island will be disguised, until contractual arrangement with Gulf Oil is termina- ted. Engineering Department has not reviewed revised plans. Mr. ?McDermott had made on site inspection today. W. Tischler said all changes suggested at the last meeting have heen made with one exception.
