BOARD OF ZONING APPEALS <br />CITY OF NORTH OLMSTED <br />MINUTES OF SEPTEMBER 6, 2012 <br />ROLL CALL <br />Ms. Rudolph called the ineeting to order at 7:01 p.m, in Council Chambers and led the Pledge of <br />Allegiance. <br />Present: Jennifer Rudolph, Maureen Diver, Laura Bellido, Alfredo Lopez <br />Absent: Michael Raig <br />Staff: Law Director Michael Gareau, Jr., Assistant Building Commissioner James <br />McReynolds, Clerk of Coininissions Donna Rote <br />REVIEW AND CORRECTION OF MINUTES <br />Ms Bellido moved, seconded by Ms. Diver, to approve the August 2, 2012 minutes, which <br />passed 4-0. <br />RESIDENTIAL APPEALS AND REQUESTS <br />Eciivard O'Malley; 5742 MncKenzie Rd <br />Proposal consists of an addition on an existing detached garage and the following variance is <br />requested. <br />1. A 414 square foot variance for total square footage of attached & detached garages in <br />combination, code permits 750 sq ft, applicant shows 1,164 sq ft section 1135.02(C)(3). <br />Note: The existing attached and detached garages total square footage does not exceed 750 sq ft. <br />Mr. O'Malley was adininistered the oath. He would lilce to add a storage area to the rear of his <br />detached garage. The storage room will be 18'x18'and will have a shed type roo£ The storage is <br />needed to house woodworking equipment so the garage can accommodate their vehicles. Mr. <br />McReynolds reviewed the variance required. Ms. Diver asked if utilities would be run to the <br />addition and Mr. O'Malley said the addition is for storage only. Board members had no <br />objections due to the size of the lot it wouldn't adversely iinpact the neighborhood nor would it <br />be visible from the right of way. <br />Ms. Diver moved, seconded by Ms. Bellido, to grant Edward O'Malley of 5742 MacKenzie <br />Rd a 414 square foot variance for total square footage of attached & detached garages in <br />combinntion, code permits 750 sq ft, applicant shows 1164 sq ft section 1135.02(C)(3), <br />Nvhich passed 4-0. <br />Christopher & Trina Pot•emsky; 23157 Summerland Ave <br />Proposal consists of a porch addition. A special permit to add to a non-conforming building is <br />required; existing hoine is 44' fi•om the R.O.W., Chapter 1165.02. The following variances are <br />requested: <br />1. A 12 foot variance for front yard setbaclc; code requires SOft., applicant shows 38 ft., Section <br />1135.06(a). Note: existing front setback is 44ft.
