PLANNING & DESIGN COMMISSION <br />CITY OF NORTH OLMSTED <br />MINUTES OF OCTOBER 10, 2012 <br />ROLL CALL <br />Ms. Meredith called the meeting to order at 7:00 p.m. in Council Chambers and led the Pledge of <br />Allegiance. <br />Present: Melissa Meredith, Julie Nader, Ralph Bohlmann, Mark Mahoney, Rosemary Wallcer, <br />Don Rerlco, Greg Malone <br />Staff: Planning & Development Director Kimberly Wenger, Assistant Law Director Bryan <br />O'Malley, Clerlc of Commissions Donna Rote <br />Rosemary Wallcer was welcomed to the commission. A moinent of silence was observed for the <br />passing of Building Commissioner Dale Mitchell. <br />ItE' VIEW AND CORRECTION OF MINUTES <br />Ms. Meredith moved, seconded by Ms. Nader, to approve the Planning and Design <br />Commission minutes of September 12, 2012, which passed 7-0. <br />NEW BUSINESS <br />CMS12-10 Mercedes-Benz Certified Pre-Owned Center; 28595 Lorain Road <br />Representative: Denver Broolcer, Vocon <br />Ms. Wenger said fagade renovations to the existing building are to accommodate a Mercedes- <br />Benz certified pre-owned center and a Sprinter dealership, while continuing to service Saab <br />vehicles. The new canopy element requires a variance for front building setback. The updated <br />fa?ade will meet Mercedes brand standards and includes architectural elements from the <br />dealership across the street. Site changes include relocating the existing ground sign and minor <br />adjustments to landscaping around the sign base. The variances for signage include the number <br />of wall signs and number and proximity of the ground signs. The applicant agrees to remove the <br />existing Saab sign once the business is no longer located at the site. The signs are necessary for <br />dealership and brand identity and are below the allowable square foot for total signage. Mr. <br />O'Malley reviewed codes which requit•e used car sales to be a secondary use to new car sales. <br />Mr. Broolcer said the new roof/canopy extends 6'/z feet into the front setUack. The new entrance <br />mimics the Mercedes building to the north with a covered entrance and blue steel columns. As <br />there are three dealerships at the site multiple wall and ground signs are warranted for brand <br />recognition. Although Mr. Rerlco lilced the design of the new farade he felt the number of signs <br />was excessive. Ms. Meredith felt the wall signs enhanced the new entrance and gave balance. <br />Ms. Nader noted vehicles.being parlced on the lawn within the fi•ont setbaclc as shown in the <br />drawings which should be eliminated.
