PLANNING & DESIGN COMMISSION <br />CITY OF NORTgI OLMSTED <br />MINUTES OF JUNE 27, 2012 <br />ROLL CALL <br />Ms. Meredith called the meeting to order at 7:00 p.m. in Council Chambers and led the Pledge of <br />Allegiance. <br />Present: Melissa Meredith, Greg Malone, Ralph Bohlmann, Mark Mahoney, Julie Nader, <br />Robert Parry, Don Rerlco <br />Staff: Planning & Development Director Kimberly Wenger, Assistant Law Director Bryan <br />O'Malley, City Engineer Pietro DiFranco, Assistant Building Commissioner James <br />McReynolds, Clerk of Commissions Donna Rote <br />REVIEW AND CORRECTION OF MINUTES <br />Ms. Meredith moved, seconded by Mr.1VIahoney, to approve the Planning and Design <br />Commission minutes of June 13, 2012, which passed 6-0. Mr. Rerko abstained. <br />NEW BUSINESS <br />CMS12-04 Boss Family; 31084 Lorain Road <br />Representative: Jack Boss, Boss Concrete <br />This proposal consists of the addition of an office warehouse and site improvements related to <br />the Boss Concrete business. Currently, there is a single family home on the property and the <br />intention is to continue its use as a residence. The applicant proposes to construct an additional <br />building that will be used for his business office and equipment and material storage. The <br />existing driveway will be eliminated and the new drive will be a split drive configuration due to <br />an existing utility pole in the right of way. A pervious concrete parlcing area is proposed for the <br />rear of the site, for customer parlcing and maneuvering commercial vehicles. Vegetation along <br />the west property line will be preserved to buffer the neighboring property and new landscaping <br />in front of the office warehouse and within in the driveway island is shown. Lighting appears to <br />be code compliant and although not shown the applicant indicated landscaping will be irrigated. <br />Mr. McReynolds reviewed variances required and requested the monument sign relocated west <br />of the driveway to eliminate line of sight concerns. Mr. DiFranco said a storm water <br />management plan is required and engineering supports omitting concrete curbing as pervious <br />concrete is being used. The site should be graded away from the neighbors and towards the <br />center of the lot. <br />Mr. Boss said he would like to construct the office warehouse for his business. The monument <br />sign will be constructed out of sandstone. Mr. Rerko agreed the monument sign should be <br />relocated to the west to ensure line of sight is not impeded. He would lilce to see the fagade of <br />the building and the monument sign be consistent in color and material texture. Mr. Malone saicl <br />the proposed landscaping design fit the site however he would like the Austrian pines replaced <br />with Norway spruce 7 to 8 feet tall, the three chanticleer pear trees a minimum of 21/z inch caliper
