1. . . <br />BOARD OF ZONING APPEALS <br />CITY OF NORTH OLMSTED <br />MINUTES OF JUNE 3, 2013 <br />ROLL CALL <br />Ms. Rudolph called the meeting to order at 7:05 p.m. in Council Chambers and led the Pledge of <br />Allegiance. <br />Present: Jennifer Rudolph, Laura Bellido, Michael Raig, Maureen Diver <br />Absent: Alfredo Lopez <br />Staff: Law Director Michael Gareau, Building Commissioner James McReynolds, Clerk of <br />Commissions Donna Rote <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Raig moved, seconded by Ms. Bellido, to approve the amended minutes of May 6, 2013 <br />which passed 4-0. <br />RESIDENTIAL APPEALS AND REQUESTS <br />CMS13-16: Robert McCutcheon; 23927Ambour Drive <br />Proposal consists of a shed; the following variance is requested: a 40 square foot variance for a <br />shed; code allows 80 sq. ft., applicant shows 120 sq. ft., Section 1135.02 (d)(1). <br />Mr. and Mrs. McCutcheon were administered the oath. Mr. McCutcheon said they would like to <br />have a shed larger then code allows. The shed will be behind the garage, 120 square feet, 8 feet 11 <br />inches tall and will meet all setback requirements. The shed is needed for their yard equipment and <br />the existing metal shed will be removed. Mr. McReynolds said the proposed placement of the shed <br />will not be visible to neighbors therefore he has no objections. Ms. Diver said the yard appeared to <br />be well kept, deep enough to accommodate the shed and the size and location will not adversely <br />impact the neighbors. Ms. Rudolph noted a document was signed by neighbors stating they had no <br />objections. Mr. Raig and Ms. Bellido agreed that the existing shed needed to be replaced and had <br />no obj ections to the request. <br />Ms. Bellido moved, seconded by Mr. Raig, to grant CMS13-16: Robert McCutcheon of <br />23927Ambour Drive a 40 square foot variance for a shed; code allows 80 sq. ft., applicant <br />shows 120 sq. ft., Section 1135.02 (d)(1), which passed 4-0. <br />CMS13-17 Dennis and Sue McElrov; 4007 Drvden Drive ' <br />Proposal consists of an addition; the following variance is requested: a 6.67 foot rear yard setback <br />variance code requires 50 ft., applicant shows 43.33 ft., section 1135.08 (a). <br />Mr. and Mrs. McElroy and Mike Malone, the contractor, were administered the oath. Mr. <br />Malone said the addition is to modify the main level to accommodate an accessible <br />bedroom/bathroom addition. In designing the addition care was taken to meet the needs of the <br />owner, improve the value of the home and minimize the number of variances required. Mrs.
