-- <br />PLAlVNINeG & DESIGN COMMISSION <br />CITY OF NORTH OLMSTED <br />MINUTES OF MARCI3 27, 2013 <br />ROLL CALL <br />Chairman Malone called the meeting to order at 7:05 pm in Council Chambers and led the <br />Pledge of Allegiance. <br />Present: Greg Malone, Ralph Bohlmann, Julie Nader, David Anderson, Don Rerko <br />Absent: Mark Mahoney, Rosemary Walker <br />Staff: Planning & Development Director Kimberly Wenger, Assistant Law Director Bryan <br />O'Malley, City Engineer Pete DiFranco, Building Commissioner James McReynolds, <br />Clerk of Commissions Donna Rote <br />REVIEW AND CO1tRECTION OF MINUTES <br />1VIr. Malone moved seconded by Ms. Nader, to approve the Planning & Design Commission <br />minutes of lO'Iarch 13, 2013 as vvritten which passed 5-0. <br />NEW BUSINESS <br />CMS13-05 Baker's Square; 24025 Lorain Road <br />Representatives: Rick Forester and Mark Muchowski <br />Ms. Wenger said changes include painting the building a new color scheme, installing a faux <br />stone veneer near the entryway, new colored checkerboard patterned awnings and a new wall <br />sign. The rear service area behind the building is proposed to be enclosed with chain link <br />fencing with vinyl slats. The parking lot of the business will be patched, resealed and striped and <br />the new wall sign meets code. Engineering requested clarification on handicap parking, ramps, <br />sidewalks and planter locations. <br />Mr. Forester said staff directions were incorporated into the new plans including replacing aprons, <br />showing all landscaping and parking spaces. Mr. Rerko asked if colored building elevations were <br />submitted and Mr. Forester presented a colored elevation. Mr. Rerko asked if there were different <br />options for the awnings noting the checkerboard awnings clashed with the multiple colors used on <br />the building. He asked if the newsstands could be in the vestibule in lieu of being outdoors and Mr. <br />Forester said the layout of the vestibule could not accommodate them. Mr. Malone said most the <br />existing landscaping appears to be in good condition. He asked what types of plants were used in <br />the front planters and Mr. Muchowski said their landscaper from Yard Masters plants the boxes <br />with seasonal plantings. Mr. Malone said as the building faces north the awnings are used for <br />aesthetic purposes only. The color palette chosen for the awnings clashes with the new building <br />colors and agreed a different color pattern should be used. The parking lot's west side asphalt curb <br />edging appears to be slipping off the slope and needs to be replaced. Mr. Forester said the west side <br />curbing would be addressed under their repair/maintenance plan. Mr. Bohlmann said the asphalt <br />curbing along the west side needs to be replaced with concrete and the 6'x6' timbers which are <br />leaning should be replaced by a retaining wall.
