<br />BOARD OF ZONING APPEALS <br />CITY OF NORTH OLMSTED <br />MINUTES OF JUNE 2, 2014 <br />ROLL CALL <br />Ms. Rudolph called the meeting to order at 7:00 p.m. in Council Chambers and led the Pledge of <br />Allegiance. <br />Present: Jennifer Rudolph, Laura Bellido, Eric Allain <br />Absent: Michael Raig <br />Staff: Law Director Michael Gareau Jr., Assistant Building Commissioner Daniel Russell, <br />Clerlc of Coinmissions Donna Rote <br />REVIEW ANl) CORRECTION OF MINUTES <br />Mr. Allain moved, seconded by 1VIs. Bellido, to approve the BZA minutes of May 5, 2014, <br />which passed 3-0. <br />RESIDENTIAL APPEALS AND REQUESTS <br />APP14-600: Michael Freidhoff; 6442 Mackenzie Rd <br />Proposal consists of a second detached garage. The following variance is requested: <br />1. A 646 sq. ft. variance for a second detached garage exceeding 750 sq. ft. total floor area for a <br />private garage; code permits 750 sq. ft., applicant shows 1,396 sq. ft., Section 1135.02(c)(1). <br />2. A variance to permit a second detached garage in addition to an existing storage shed, section <br />1135.02 (d)(1). BZA tabled 5/5/14. <br />The oath was administered to Mr. and Mrs. Freidoff. Mrs. Freidoff said they are requesting a <br />second garage for storage of their recreational vehicles. Ms. Rudolph asked if the request was for <br />a garage and would a driveway be required. Mr. Russell said he considers the structure a second <br />garage. Mr. Gareau said the garage does not require a driveway, the applicant's request is for a <br />storage garage and the structure ineets the definition of a garage therefore ruled a second garage. <br />Ms. Rudolph asked what would be stored in the garage and Mrs. Freidoff said they would like to <br />have their recreational vehicles stored indoors for security and protection from the elements. Ms. <br />Rudolph aslced if thought was given to building onto the existing garage. Mrs. Freidoff said the <br />garage would be a pole building not a typical garage due to costs. All members agreed the lot <br />was large enough to accommodate the garage and it wouldn't adversely affect the character of <br />the area. Mr. Allain said the lots along Maclcenzie were not part of a plotted subdivision and <br />developed individually and it's not uncommon for such lots to have pole barns of this size. <br />1VIs. Rudolph moved, seconded by Ms. Bellido, to grant APP14-600: Michael Freidhoff of <br />6442 Mackenzie Rd a second detached garage and the following variances are granted: <br />1.
