PLANNING & DESIGN COMMISSION <br />CITY OF NORTH OLMSTED <br />MINUTES FOR APRIL 23, 2014 <br />ROLL CALL <br />Chairman Malone called the meeting to order at 7:05 p.m. in Council Chambers and led,the <br />Pledge of Allegiance. <br />Present: Greg Malone, Julie Nader, Paul Schumann, Rosemary Walker, Ralph Bohlmann, <br />David Anderson <br />Absent: Don Rerko <br />Staff: Planning & Development Director Kimberly Wenger, Assistant Law Director Bryan <br />O'Malley, City Engineer Pietro DiFranco, Assistant Building Commissioner Daniel <br />Russell, Clerlc of Commissions Donna Rote <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Malone moved, seconded by Ms. Nader, to approve the Planning & Design <br />Commission minutes of March 26, 2014, which passed 6-0. <br />NEW BUSINESS <br />CMS 13-27: Chambers Funeral; 29150 Lorain Rd <br />Representative: Dan Chambers <br />Ms. Wenger said lot consolidation was a condition of approval imposed by the Commission for <br />the improvement project therefore she has no objections to the request. Mr. DiFranco said <br />Engineering has no objections to the lot consolidation, but the Mylar requires a title and the <br />revised signature lines. Commissioners had no objections to the lot consolidation. <br />Mr. Malone moved, seconded by Mr. Bohlmann, to approve CMS 13-27: Chambers Funeral <br />of 29150 Lorain Rd their request to consolidate two (2) individual parcels currently <br />identified as PP# 233-25-005 (1.5297 ac.) and 233-25-006 (3.8063 ac.), to form a single <br />parcel approximately 5.3360 acres. Parce1233-25-005 is Zoned General Retail Business and <br />parce1233-25-006 Zoned General Retail Business and One Family Residence (split zoned), <br />which passed 6-0. <br />CMS14-04: Walters Dentistrv; 4751 Clague Rd <br />Representative: Leon Sampat, LS Architects <br />Ms. Wenger said Walters Advanced Dentistry currently has an office location at the southwest <br />corner of Broolcpark and Clague Road. They recently acquired the property at the southeast <br />corner of the same intersection that has an existing vacant building, formerly used as a church. <br />The proposed use is a dentist office. Much like the previously approved dental office across the <br />street, this location requires a use variance from the Board of Zoning Appeals. Windows and <br />doors will be replaced with new energy efficient ones. Crown molding will be added as will
