LANDMARKS COMMISSION <br />CITY OF NORTH OLMSTED <br />MINUTES FOla APRIL 13, 2015 <br />ROLL CALL <br />Chairman Neville called the meeting to order at 7:03 p.m. in Council Chambers and led the <br />Pledge of Allegiance. <br />Present: David Neville, Jim Dubelko, Gretchen Schuler, Tom Dubowski, Duane Limpert, Paul <br />Schumann <br />Absent: Jim Morse, Don Rerlco <br />Staff: Director of Planning & Development Kimberly Wenger, Clerk of Commissions Donna <br />Rote <br />REVIEW AND APPROVE4I.OF MINUTES <br />Mr. Sehumann moved, secondecl by Mr. Dubowski, to approve the Landmarks <br />Commission minutes of March 9, 2015, which passed 6-0. <br />NEW BUSIlVESS <br />APP15-2781 Anthonv Samarian; 25747 Butternut Ridge Road <br />Proposal consists of a certificate of appropriateness to build a new detached two car garage. <br />Mr. Samarian said he is replacing the garage which was demolished. Mr. Dubowski asked what <br />the speckled area was on the plan and Mr.. Samarian said it represents a gravel drive to allow an <br />owner to expand or relocate the garage. The size of the lot warrants a two car garage or larger <br />and the gravel drive would make change easier. Ms. Wenger said that gravel is not allowed by <br />code only asphalt or concrete is permitted. She wouldn't support a variance to permit gravel as <br />once granted it would be allowed forever. Mr. Samarian said they would move the garage to be <br />15 feet from the house and install a concrete driveway. Mr. Neville said he wasn't sure how the <br />vinyl would look with the house and Mr. Samarian said the previous garage was aluminum sided <br />and noted the home had been on the market for over a month and those interested have asked if a <br />garage could be built. He will move the garage but not sure a two car garage could meet the side <br />yard requirement. He questioned constructing a single car garage placed on the same footprint as <br />the previous garage and Mr. Neville said the previous garage was improperly attached to the <br />home. Mr. Dubelko asked if the proposed siding on the garage would match the home in style <br />and color. Mr. Schumann asked if the owner looked at vinyl siding which looks like shake <br />shingles for the front of the garage. Mr. Samarian said with the garage moved closer to the <br />house, the size of the garage may be a single car to ensure the placement meets side yard setback <br />and the required 15 foot distance from the home with the driveway narrowed to a single car <br />drive. The siding for the garage will be the same style and color used on the back of the home. <br />Ms. Schuler moved, seconded by Mr. Schumann, to grant APP15-2781 Anthony Samarian <br />of 85747 Butternut Ridge Road a certificate of appropriateness to build a new detached two <br />car garage with the following conditions:
