_ - =Z <br />PLANNING & DESIGN COMMISSIOIV <br />CITY OF NOlaTI3 OLMSTED <br />MINUTES OF JUNE 24, 2015 <br />ROLL CALL <br />Chairman Malone called the meeting to order at 7:00 p.m. in Council Chambers and led the <br />Pledge of Allegiance. <br />Present: Greg Malone, Paul Schumann, Don Rerko, David Anderson <br />Absent: Julie Nader, Ralph Bohlmann, Thomas Patton <br />Staff: Planning & Development Director Kimberly Wenger, Assist Law Director Bryan <br />O'Malley, City Engineer Pietro DiFranco, Assist Building Commissioner Daniel <br />Russell, Clerk of Commissions Donna Rote <br />REVIEW AND CO1tRECTION OF MINUTES <br />Mr. Malone moved, seconded by 1VIr. Anderson, to approve the Planning & Design <br />Commission minutes of June 10, 2015, which passed 4-0. <br />NEW BiJSINESS <br />CMS15-3206 Tina Nail Spa: 27753 Lorain Road <br />Representative: architect Steve Suhayda <br />Ms. Wenger said the commission previously asked that material samples, fencing information, <br />detailed elevations and an updated landscape plan be provided. She and the city engineer <br />recommended the applicant increase green space for storm water control along Decker Road and <br />remove the curbing along the sidewalk. Revised plans eliminated the conceptual ground sign, <br />expanded green space along Decker, have more details on plantings, irrigation, enlargement of <br />the corner planting beds, removal of some chainlink fencing closest to Lorain Road, and the <br />building's south elevation was added. Mr. DiFranco said the site slopes towards Decker Road <br />therefore the greenspace was expanded which will catch runoff and direct it to the existing drains <br />and catch basin. <br />Mr. Suhayda submitted sample materials of the stone and canopy fabric. The awnings on the <br />building will be a deep sea color. The fencing will be removed from the northeast corner of the <br />lot to the northeast side of the building. All windows will be aluminum storefront glass, beneath <br />each window and around the new entry Boral Versetta plum creek colored stone will be installed <br />to enhance the buildings architectural appearance. The existing painted stone block on the <br />building will be refinished with a tan stucco system a.nd the east elevation man doors will be <br />painted tan to match existing brick. Irrigation will be added to the southern planting bed only and <br />the southeast section of fencing will remain as it belongs to the neighboring resident who doesn't <br />want it removed. In accordance to the city engineer's request additional greenspace was added <br />along Decker Road and there will be no curbing to allow the area to drain. Signage is not part of <br />the proposal.
