, ,- 12 <br />PLANNING & DESIGN COMMISSION <br />CITY OF NORTH OLMSTED <br />MIliTLTTES FOR MARCH 25, 2015 <br />ROLI, CALL <br />Chair Malone called the ineeting to order at 7:00 p.m. in Council Chambers and led the Pledge of <br />Allegiance. <br />Present: Greg Malone, Julie Nader, Don Rerko, Paul Schumann, David Anderson <br />Absent: Ralph Bohlmann <br />Staff: Planning & Development Director Kimberly Wenger, Assistant Law Director Bryan <br />O'Malley, Assistant Building Commissioner Daniel Russell, Clerk of Commissions <br />Donna Rote <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Malone moved, seconded by Mr. Rerko, to approve the Planning & Design Commission <br />minutes of February 11, 2015 as written, which passed 5-0. <br />NEW BUSINESS <br />CMS15-2809 Verizon; 26800 Brooknark 12oad <br />Representative: Ryan Conrad with Thomas English <br />Ms. Wenger said Verizon was approved on January 281", at which time signage was excluded <br />from the project. This proposal includes a sign package and small changes to the previously <br />approved plans. Revisions include changing the color of all the awnings from red to black and <br />adding a steel railing along the east side of the building to provide access to the rear man door. <br />The proposed ground sign will have the same split face block base as the building and will be <br />situated parallel to Brookpark Road with landscaping around the base. Verizon's sign package <br />includes three wall signs for Verizon and the ground sign for all tenants on the lot. A variance for <br />two additional wall signs and total square footage of signage on the building is required. She <br />noted firture signage for the former Remington building could result in the need for an additional <br />variance for sign area per lot. Code allows one ground sign per lot however the mall is different <br />from normal lots. There are not individual ground signs along Brookparlc Road for each tenant in <br />the mall. As the ground sign will be parallel to the road it will not provide as much benefit to the <br />site as would the wall signs. Mr. Russell reviewed the variances required for signage. <br />Mr. Conrad said the awnings will change from red to black and the railing is required due to the <br />grade of the lot. The railing will be painted steel to match the building color. Variances for <br />signage are due to the placement of the building which faces west. The north sign is needed for <br />visibility from Lorain and Brookpark, and the south sign for mall traffic. The entrance faces west <br />and a sign is needed to identify the main entrance. The ground sign is needed as the north wall <br />sign will be blocked by trees once in bloom. By code they are allowed a ground sign which they <br />feel is needed and noted the number of wall signs neighboring businesses have.
