PLAN1oTING & DESIGloi COMMISSION <br />CITY OF NORTH OLMSTED <br />REVISED MINUTES OF JUNE 8, 2016 <br />ROLL CALL <br />Mr. Malone called the meeting to order at 7:00 pm in Council Chambers and led the Pledge of <br />Allegiance. <br />Present: Greg Malone, Darrick Matthews, David Anderson, Julie Nader <br />Absent: Don Rerko, Tom Patton, Paul Schumann <br />Staff: Planning Director Kim Wenger, Plaruler James Aspery, Assistant Law Director Bryan <br />O'Malley, Administrative Assistant Nicole Rambo <br />REVIEW AND CORI2ECTION OF MINUTES <br />Mr. Malone moved, seconded by Mr. Anderson, to approve the Plannia?g & I)esign <br />Commission minutes of May 25, 2016, motion passed 4-0. <br />NEW BUSINESS <br />16-6050; N.O. High School/Middle School Comnlex; 27301 Butternut Ridge Road <br />Representatives: Chris Smith and Jeff Henderson, Then Design Architecture <br />Ms. Wenger said the entire property is zoned One Fainily Residence A. On May 25, 2016, the <br />Commission approved Phase 1 site layout for the north portion of the school site along with a <br />conditional use permit for the project. The request before the Commission for Phase 2 is to <br />approve the school building only. Remaining site details will follow in future submissions. The <br />Commission retains the right to impose reasonable conditions of approval at any remaining <br />phase based upon conditional use factors outlined in Chapter 1118. The building was designed <br />with a Georgian style of architecture, similar to the North Olmsted Branch Library, sometimes <br />referred to as a Western Reserve look. The Georgian style is highly symmetrical. The building is <br />shown constructed of red briclc with stone belt course/trim, decorative brickworlc and white trim. <br />The roof is a hip roof with asphalt shingles accented with dormers. The windows are regular with <br />a grid pattern of small panes. The main focal points and entrances are defined with triangular <br />pediments and columns. At staff review, suggestions were made to differentiate the middle <br />school and high school portions of the building through a change in scale of architecture. The <br />applicant did not wish to consider tlus change. Staff also suggested making the school entrances <br />more prominent than their recessed all glass doors originally proposed. The plans show new <br />peditnents and columns along with colored pavement (not labeled) at the two main entrances. <br />Staff requested a color and material board. The applicant has indicated that they must specify <br />several manufacturers of each building material which will be closely related (red briclc, charcoal <br />asphalt shingle, etc.). Staff recommended the applicant provide information on the several <br />possible materials or one representative material labeled "or equal" in order to better document <br />the materials proposed. The material sheet supplied lacks any of this detail. The elevations <br />appear to show soine decorative brickwork, but it is not detailed or labeled. Man doors that are <br />not glass entrance doors are not labeled for material or color. Rooftop equipment is not indicated.
