i ' <br />PLANNING & DESIGN COMMISSION <br />CITY OF NORTH OLMSTED <br />MINUTES OF MAY 24, 2017 <br />ROLL CALL <br />Mr. Malone called the meeting to order at 7:00 pm in Council Chambers and led the Pledge of <br />Allegiance. <br />Present: Greg Malone, Don Rerko, Julie Nader, Darrick Matthews, Dave Anderson <br />Absent: Tom Patton, Paul Schumann <br />Staff: Planning Director Kim Wenger, Assistant Law Director Bryan O'Malley, City Engineer <br />Pietro DiFranco, Administrative Assistant Nicole Rambo-Ackerman <br />REVIEW AND CORRECTION OF MINUTES <br />Ms. Nader asked that the second condition of the motion to approve the Wendy's project read <br />"wood screening design." . <br />Mr. Malone moved, seconded by Mr. Rerko, to approve the Planning & Design <br />Commission minutes of May 10, 2017 as amended, motion passed 5-0. <br />NEW BUSINESS <br />17-8432; North Olmsted Evangelical Friends Church; 5665 Great Northern Boulevard <br />Representatives: John Swidrak, AODK Architecture <br />Ms. Wenger stated that the proposal consists of a building addition, parking lot expansion with <br />relocated lighting and site work. The property is zoned One Family Residence A. Churches are a <br />conditional use in residence districts; therefore, a conditional use permit is required. A special <br />permit allowing an alteration to a nonconforming building is also required from the Building and <br />Zoning Board of Appeals. Proposed building modifications include the addition of a 10,110 <br />square foot two-story building addition to the north and west of the existing building. The <br />building addition will be set back 50 feet from the eastern property line, which falls within the 42 <br />foot setback previously permitted by the BZA. However, a variance is still required permitting an <br />addition to a nonconforming building that does not conform to setback requirements. Building <br />materials consist of brick veneer to match existing, black asphalt shingles to match existing and <br />gables on the north, east and west elevations. Each gable is faced with white vinyl siding and <br />trimmed by white aluminum fascia along the gutter and eave lines. Large, bronze-tinted <br />storefront windows are shown across the entire west and north elevations, including a new main <br />building entrance and northern building entrance. All windows will be aluminum-framed and <br />glazed. Gray cast-stone veneer panels will be installed near the bottom of both entrance facades. <br />A new, pre-fabricated steeple will be installed, constructed of fiberglass or aluminum and lit by <br />two roof-mounted LED lights that will be visible from all elevations. <br />Site improvements include a new accessible concrete walkway near the northwestern, <br />northeastern and southwestern building entrances.
