PLANNING & DESIGN COMMISSION <br />CITY OF NORTH OLMSTED <br />MINUTES OF OCTOBER 10, 2018 <br />ROLL CALL <br />Mr. Malone called the meeting to order at 7:00 pm in Council Chambers and led the Pledge of <br />Allegiance. <br />Present: Greg Malone, Julie Nader, Paul Schumann, Darrick Matthews, Tom Patton, Don Rerko <br />Absent: Dave Anderson <br />Staff: Planning Director Kim Lieber, City Engineer Pietro DiFranco, Administrative Assistant <br />Nicole Rambo-Ackerman <br />Mr. Malone moved, seconded by Mr. Schumann, to excuse the absence of Mr. Anderson, <br />motion approved 6-0. <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Malone moved, seconded by Ms. Nader, to approve the Planning & Design <br />Commission minutes of September 26, 2018, motion passed 6-0. <br />NEW BUSINESS <br />18-12137; Ganlev Westside Imnorts - Subaru; 25450 Lorain Road <br />Representative: Joel Copley, Janotta & Herner <br />Ms. Lieber said the proposal consists of building alterations and site changes to accommodate a <br />vehicle repair facility. The property is zoned B-3 General Business and is entirely bordered by <br />other commercially zoned property. A conditional use permit is required. Ganley previously <br />proposed to construct a service building for the area behind the Hyundai building. They are not <br />proceeding with that proposal in favor of using this location for service activities. Only <br />employees will be using this site. Patrons will continue to drop off and pick up vehicles from <br />service on the main campus. The existing 15,000 square foot building will be adapted and <br />reused. Service doors will be added to the east side of the building. Man doors and one overhead <br />door will be added to the north side of the building. Some windows will be tinted with window <br />film to screen views of work inside the building. Some parking will be added to the rear of the <br />building meeting all required setbacks. New building mounted lights are provided as well as new <br />pole lights for the new parking area. Existing pole light fixtures will be updated. Lighting levels <br />are code compliant. Existing landscaping along the frontages will be maintained and additional <br />landscaping is proposed to meet street lawn requirements for plantings. Existing trees will be <br />preserved to the extent possible at the rear of the property. The existing retaining wall around the <br />large oak will be removed and replaced with a concrete wall. Additional Norway spruce and <br />burning bush have been added to the rear for enhanced screening. The sidewalk along Root Road <br />near Lorain Road will be realigned. The existing ground sign will be removed and no other <br />signage is proposed to be installed on the building.
