PLAloTNING & I)ESIGN COMIVIISSION <br />CITY OF NORTH OLMSTED <br />1VIINUTES OF NOVEMBER 28, 2007 <br />ROLL CALL <br />Chair Lasko called the meeting to order at 7:35 p.m. in Council Chambers and led the Pledge of <br />Allegiance. <br />Present: John Lasko, Jr., Ralph Bohlmann, Mark Mahoney, Greg Malone, Melissa Meredith, <br />Don Rerko <br />Absent: Jim Cotner <br />Staff: Planning Director Kim Wenger, Assistant Law Director Bryan O'Malley, Building <br />Commissioner David Conway, City Engineer Dan Collins, Clerk of Commissions <br />Donna Rote <br />REVIEW AND CORitECTION OF MINUTES <br />Mr. Lasko moved, seconded by Mrs. Meredith, to approve the Planning and Design Commission <br />minutes of November 14, 2007, which was unanimously approved, 6-0. <br />NEW BUSINESS <br />COMS07-0028: Ml Realtv LLC.; 28300 Lorain Road (Ward 1) <br />Representatives: David Mann, Mann Architects and John Dodovich, Welty <br />Building Company <br />Ms. Wenger said the proposal consisted of fagade renovations to the existing building and site <br />improvements to temporarily accommodate auto sales for Mercedes and Porsche during the <br />renovations of their existing site. The shake shingle roof will be removed and the building face <br />will be covered with a metal panel, which will wrap around a portion of the sides of the building. <br />The remainder of the block building will be painted to match the metal panels. The front <br />landscaping area will include an irrigation system and will coincide in plant selection and design <br />of the previously approved Mercedes/Porsche proposal. There will be landscaping at the rear of <br />the building and a 6-foot high fence along the rear property line for screening. However fencing <br />color and materials need to be specified. A new splitface block dumpster enclosure is proposed <br />behind the building. As two wall signs are shown they require a variance for more than one wall <br />sign and the existing ground sign will not be used. <br />Mr. Conway reported that there were no significant changes being made to the site. A variance <br />for a second wall sign is required. He noted used cars sales could only occur in conjunction with <br />new car sales at the site. Mr. Collins noted the site plan showed an encroachment of pavement in <br />the northwest corner onto adjacent property. Property lines should be accurately shown on plans. <br />Additional details are needed pertaining to the existing asphalt being repaired and restriped. Mr. <br />O'Malley said the commission should make recommendations on variances to the BZA.
