PLANNING & DESIGleT COMMISSION <br />CITY OF NO1tTH OLMSTED <br />MINUTES FOR JULY 23, 2008 <br />1tOLL CALL <br />Mr. Lasko called the meeting to order at 7:30 p.m. in Council Chambers and led the Pledge of <br />Allegiance. <br />Present: John Laslco, Angela Williamson, Greg Malone, Melissa Meredith, Ralph Bohlmann <br />Absent: Jim Cotner, Don Rerlco <br />Staff: Planning Director Kim Wenger, Building Commissioner David Conway, City <br />Engineer Dan Collins, Clerk of Commissions Donna Rote <br />REVIEW ANI) CORRECTION OF MINUTES <br />Mr. Laslco moved seconded by Mr. Bohlmann, to approve the Planning & Design Commission <br />minutes of June 11 & 25, 2008, as written which was unanimously approved 5-0. <br />OLI) BUSINESS <br />COMS08-0006: Hampton Inn; SW corner Countrv Club Blvd & Columbia Rd (Ward 4) <br />Repr?,sentatives: Jeff Kerr, Atwell-Hiclcs; Greg Baka, North Olmsted Hotel Group LLC <br />Ms. Wenger said the new hotel would be located on a vacant, mixed use zoned parcel which is <br />also subject to various deed restrictions. The hotel will be located on the western portion of the <br />site, with the remainder of the site vacant for future development. The commission requested <br />various changes and additional information pertaining to lighting, signage, tree survey, <br />landscaping, in•igation, curb cut reinoval, sidewalks added, masonry dumpster, internal <br />circulation, cross access easements, dry basin details and proposed phase two development. <br />Applicant's submitted changes showing split face block below soldier course on the building, <br />east drive reconfigured, a tree suivey various landscape changes including sidewallcs and a <br />mound along Columbia Road and a possible future development plan. <br />The landscape plan shows no existing trees being saved; she recommends landUanlcing parking <br />to preserve trees. The internal directional sign would require a variance and is not warranted. <br />The additional wall sign facing I-480 will provide needed identification. The trash enclosure is <br />masonry covered in EIFS; she prefers all brick or split face bloclc to match the building. She <br />questioned the height of the storage enclosure and asked if it would be roofed as indicated in a <br />plan note. There is no loading/unloading area shown which is up to the commission if it is <br />warranted or not. The cross access easement needs to be documented. Ms. Wenger relayed that <br />Mr. Rerlco's comments were incorporated into the plan. <br />Mr. Conway said a variance for a second wall sign and third ground sign was needed. Wall signs <br />require an 8 inch variance for the height of type B on the north elevation and a 1 foot 6 inch <br />variance for type A on the south elevation. A 70 foot variance is also needed for the distance <br />between the monument and directional sign being less than 200 feet apart.
