PLANNING & DESIGN COMIVIISSION <br />CITY OF NORTH OLMS'I'ED <br />MINUTES FOR JANUAI2Y 23, 2008 <br />a20LL CALL <br />Chair Lasko called the meeting to order at 7:30 p.m. in Council Chambers and led the Pledge of <br />Allegiance. <br />Present: John Lasko, Jr., Ralph Bohlmann, Angela Williamson, Greg Malone, Melissa <br />Meredith, Don Rerko, Jim Cotner <br />Staff: Planning Director Kim Wenger, Assistant Law Director Bryan O'Malley, Building <br />Commissioner David Conway, City Engineer Dan Collins, Clerk of Commissions <br />Donna Rote <br />Mrs. Meredith moved, seconded by Mr. Rerko, to elect John Lasko as Chair of the Planning and <br />Design Commission for 2008, which was approved 6-0. Mr. Lasko abstained. <br />Mr. Rerko moved, seconded by Mr. Malone, to elect Melissa Meredith as Vice Chair of the <br />Planning and Design Commission for 2008, which was approved 6-0. Mrs. Meredith abstained. <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Lasko moved, seconded by Mr. Bohlmann, to approve the Planning and Design Commission <br />minutes of November 28, 2007, which was approved, 6-0. Mr. Cotner abstained. <br />OLD BUSI1oTESS <br />COMS07-0016 Clark Gas Station; 28915 Lorain 12oad: (WRD # 3) <br />Representatives: Ms. Manning Attorney, Mr. Smith, Architect <br />Ms. Wenger said that since the last appearance before the Commission, the applicant appeared <br />before the Board of Zoning Appeals which granted some and denied some variances, causing the <br />applicant to request reconsideration and further amend their development plans. Due to the <br />number of changes, BZA has requested the commission provide additional recommendations. <br />Applicants were granted four variances for lighting and a variance for lot size and width. Items <br />denied include a special permit to add to a non-conforming building as well as a variance for the <br />structure not complying with front and rear setbacks, excessive lot coverage and variances <br />related to a ground sign thereby rendering the remaining variances moot. <br />Changes made include the building addition reduced from 940 to 788 square feet, the ground <br />sign eliminated, the dumpster enclosure relocated to the east side of the building. Planting beds <br />were added along the west property line, along the street frontage and adjacent to the parking <br />area and the number of plantings for all beds was increased. The parlcing area has a sidewalk, <br />the air pump was relocated to the pump area, a transformer is shown behind the existing <br />building, stone paving is shown at the northeast corner by the street and directional arrows will <br />be painted on the pavement of both aprons. Required parking is five spaces based on the square
