BOARD OF ZONING APPEALS <br />CITY OF 1oTOIZTH OLMSTED <br />1VIINUTES OF JUNE 2, 2011 <br />ROLL CALL <br />Ms. Sergi called the meeting to order at 7:30 p.m. in Council Chambers. <br />Present: Nancy Sergi, Maureen Diver, Laura Bellido, Alfredo Lopez, Jennifer Rudolph <br />Staff: Law Director Michael Gareau Jr., Building Commissioner Dale Mitchell, Clerk of <br />Commissions Donna Rote <br />RESIDENTIAL APPEALS A1VD REQUESTS <br />Robert Brinkley; 24895Maple Rid2e Road <br />Request for variance. Proposal consists of an addition to existing garage, the following variance <br />is requested: a 354 sq. ft. variance for a detached garage larger than code allows; code permits <br />750 sq. ft., applicant shows 1,104 sq. ft., Section 1135.02(c)(1). Note: Existing detached garage <br />is 624 sq. ft. Proposed addition is 480 sq. ft. Proposed total square footage = 1,104 sq. ft. <br />Mr. Brinkley was sworn in and said his intent is to add onto his existing garage as his lot is 100' <br />wide and over 300' deep. The garage is currently 24' by 26' and the addition will be 25' by 24', <br />the existing garage is not large enough to store the yard equipment and tools. Mr. Mitchell said <br />the garage is required to have downspouts and drainage will be addressed with the engineering <br />department. Therefore he does not object to the request. Ms. Rudolph asked if the existing <br />sheds and temporary car shelter would be removed. Mr. Brinkley said both sheds and shelter <br />would be removed once the garage is completed. Mrs. Diver asked if city council had addressed <br />providing a scale for maximum size garages depending lot sizes. Mr. Gareau said unlike the <br />scale for sheds garages have not been addressed to date. Members briefly discussed placing a <br />condition on approval to prohibit any future buildings being added to the rear yard. Mr. Gareau <br />advised against placing a restriction on an owner which would prohibit the owner from <br />exercising their rights. The majority of the board felt the board should not restrict an owner from <br />having something they are within their right to have. Members felt that the yard was large <br />enough to support both the garage addition and an outside structure. <br />Ms. Rudolph moved, seconded by Mr. Lopez, to grant Robert Brinkley of 24895 Maple <br />Ridge Road a 354 sq. ft. variance for a detached garage larger than code allows; code <br />permits 750 sq. ft., applicant shows 1,104 sq. ft., Section 1135.02(c)(1), which passed 5-0. <br />REQUEST FOR RECONSIDERATION <br />North Olmsted Towne Center; 28400 Brookpark Road: <br />Proposal consists of a request for reconsideration <br />Mr. Gareau said the request for reconsideration is from an applicant who was denied their <br />variance requests at the May meeting.
