BOARD OF ZONING APPEALS <br />CITY OF NORTH OLMSTED <br />MINUTES OF MAY 5, 2011 <br />ROLL CALL <br />Ms. Sergi called the meeting to order at 7:30 p.m. in Council Chambers. <br />Present: Nancy Sergi, Maureen Diver, Laura Bellido, Jennifer Rudolph <br />Absent: Alfredo Lopez <br />Staff: Law Director Michael Gareau Jr., Planning and Development Director Kimberly <br />Wenger, Building Commissioner Dale Mitchell, Clerk of Commissions Donna Rote <br />REVIEW AND CORRECTION OF MINUTES <br />Ms. Diver moved, seconded by Ms. Bellido, to approve the minutes of Apri17, 2011 which <br />was approved 3-0. Ms. Rudolph abstained. <br />RESIDENTIAL APPEALS AND REQUESTS <br />Thomas Urbanek; 6150 Stearns Road: <br />Request for variance. Proposal consists of a new shed, the following variance is requested: <br />A 184 sq. ft. variance for a storage accessory structure larger than code allows; code permits 200 <br />sq. ft., applicant shows 384 sq. ft.; Section 1135.02(d)(1). <br />Mr. Urbanek and Pearl Wood were sworn in. Mr. Urbanek said his request for a large garage <br />was denied; however the existing shed and garage can not accommodate the tools and equipment <br />to maintain his large lot. Therefore he is seeking a variance to construct a new shed which will <br />replace the existing shed and accommodate his storage needs. The location of the shed is such <br />that it will not be seen from the street or the abutting neighbors. Ms. Wood said she was present <br />to support the Urbanek family as they not only take care of their yard but help everyone in the <br />neighborhood as well. Mr. Mitchell said if the existing shed is removed and the new shed is <br />moved in line with the garage side yard setback he has no objections to the request. The <br />applicant's lot is large, the yard is fenced and the shed would not alter the character of the <br />neighborhood. The board had no objections to the request as the lot is large and the owner <br />agrees to move the shed in line with the garage to ensure it is not visible from the right of way. <br />Ms. Rudolph moved, seconded by Ms. Bellido, to grant Thomas Urbanek of 6150 5tearns <br />Road a 184 sq. ft. variance for a shed larger than code allows; code permfts 200 sq. ft., <br />applicant shows 384 sq. ft.; Section 1135.02(d)(1), conditioned that the new shed is placed <br />inline with the sideyard setlback (8' 211) which is in line with the garage which passed 4-0.
