<br />PLANNING & DESIGN COMIVIISSIOlloTT <br />CITY OF NO12TH OLMSTED <br />MEETING MINU'I'ES OF AUGUST 10, 2011 <br />ROLL CALL <br />Mrs. Meredith called the meeting to order at 7:00 p.m. in Council Chambers and led the Pledge <br />of Allegiance. <br />Present: Melissa Meredith, Greg Malone, Ralph Bohlmann, Jeffrey Peepers, Don Rerko <br />Absent: Robert Pany, Mark Mahoney <br />Staff: Planning & Development Director Kimberly Wenger, Assistant Law Director Bryan <br />O'Malley, Building Commissioner Dale Mitchell, Clerk of Commissions Donna Rote <br />REVIEVV AND CORRECTION OF 1VIINiTTES <br />Ms. Meredith moved, seconded by Mr. Rerko, to approve the Planning and Design <br />Commission minutes of July 13, 2011, which passed 5-0. <br />leiEW BUSINESS <br />CMS11-14 Brendan Lane Plaza; 23601-23657 Lorain Road <br />Representative: Kurt Schmitz, ADA Architects <br />Ms. Wenger said the plan involve building renovations and lighting replacement. Building <br />changes include replacing existing canopies with a new EIFS parapet wall. During pre- <br />subinission applicants were asked to brealc up the parapet walls with awnings or other <br />architectural features. The rendering shows awnings and entry elements on one building <br />however it is not reflected on the architectural drawings. Applicants propose to change damaged <br />fencing by replacing vinyl slats. Mr. Mitchell said over 35% of the chain-link fence was <br />damaged and a 150 foot section at the southwest area which abuts a residential site provides no <br />buffering from the dumpsters along the back of the building. The masonry along the south wall <br />is in need of paint and repairs, the asphalt should be addressed and a 4 inch asphalt curb needs to <br />be repaired at the northwest corner/west edge of the parking lot which is broken. The <br />photometric plan shows several hot spots and the southwest light pole shows readings over 5 foot <br />candles as does the northeast light pole. A new photometric plan is required which meets code <br />as well as fixture cut-sheets. <br />Mr. Schmitz reviewed the orientation of the site and said the extended canopies will be removed <br />and replaced with a 1 x 6 tongue and groove boards and 1 x 6 bands which will be flush with the <br />building. The building closest to Lorain Road will have an entrance element using a pop up and <br />setback which includes awnings. That buildings west elevation will be flush as will the front of <br />the southern building. The existing chain-link fence starts at the east side and runs south along <br />the property line then up following the west property line. The southwest chain-linlc fence does <br />not include vinyl slats and is not that old. He said the neighboring apartment complex had <br />damaged a section of fence with trees and vehicles.
