PLANNING & DESIGN COMMISSION <br />CITY OF NORTI3 OLMSTED <br />MINUTES FOR ,TUNE 22, 2011 <br />ROLL CALL <br />Mrs. Meredith called the meeting to order at 7:00 p.m. in Council Chambers and led the Pledge <br />' of Allegiance. <br />Present: Melissa Meredith, Greg Malone, Ralph Bohlmann, Mark Mahoney, Jeffrey Peepers, <br />Don Rerko <br />Absent: Robert Parry <br />Staff: Planning and Development Director Kimberly Wenger, Assistant Law Director Bryan <br />O'Malley, City Engineer Petro DiFranco Building Commissioner Dale Mitchell, <br />Clerk of Commissions Donna Rote <br />REVIEW AND CORRECTION OF MINUTES <br />Ms. Meredith moved, seconded by Mr. Rerko, to approve the Planning and Design <br />Commission minutes of June 8, 2011, which was approved 6-0. <br />NEW BUSINESS <br />CMS11-07: John J. Thomas, Co-Trustee; Luevdale & Lorain <br />Proposal consists of consolidating PPN 235-01-006, PPN 235-01-007, PPN 235-01-008, PPN <br />235-01-009, PPN 235-01-086, PPN 235-01-069, and PPN 235-01-068 <br />Ms. Wenger said the request will consolidate lots which have a multi tenant commercial building <br />and a residential home into one parcel. All land involved is zoned General Retail Business and <br />there are no code provisions prohibiting multiple buildings on a single lot. The single family <br />home is a permitted use and would remain so after the consolidation. Mr. Thomas was present to <br />answer questions. Mr. Babiriec asked why the lots are being consolidated. Mr. Thomas said the <br />estate is trying to consolidate the parcels to be prepared for the future. Mr. Malone asked why <br />the lot wasn't already consolidated with the building spanning several lots. Mr. DiFranco said it <br />wasn't uncommon to find developed lots that were built but to save cost never consolidated. Ms. <br />Meredith asked if the applicant's intent was to continue the current use including the residential <br />rental home and Mr. Thomas said there are no plans at this time but to continue the existing use. <br />Ms. Meredith moved, seconded by Mr. Rerko, to approve the proposal for CMS11-07: <br />John J. Thomas, Co-Trustee to consolidate PPN 235-01-006, PPN 235-01-007, PPN 235-01- <br />008, PPN 235-01-009, PPN 235-01-086, PPN 235-01-069, and PPN 235-01-068 into one <br />parcel, which passed 6-0. <br />CMS11-13 Phnom Penh; 27080 Lorain Road <br />Representative: David Maison, Wolf Maison Architects <br />Ms. Wenger said the proposal consists of building and site improvements.
