. -? <br />?. <br />CITY OF NORTH OLMSTED <br />PLANNING CONMSSION <br />MINUTES. - APRIL 14, 1998 <br />I. ROLL CALL: <br />R. Tallon called the meeting to order at 7:45 P.M. <br />Present: R. Tallon, T. Brennan, R. Koeth, and D. Cameron-ALston. <br />Absent: K O'Rourke, and S. AssefE , <br />Also present: Building Commissioner Conway, City Engineer Deichmanu, and <br />Clerk of Commissions Cornish. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />R. Tallon moved to approve the minutes of March 10, 1998, seconded by T. Brennan and unanimously <br />approved. Motion carried. <br />R. Tallon moved to approve the minutes of March 24, 1998, seconded by T. Brennan. Roll call on <br />motion: R. Tallon, yes; T. Bre?nnan, yes; R. Koeth, abstained; and D. Cameron-Alston, abstained. <br />Motion carried. III. BUII.,DING DEPARTMENT REQUESTS: <br /> <br />A) Proposed Candlewood Hotel, located on the south side of Country Club Blvd., east-adjacent to the <br />newly constructed Homestead Village HoteL Proposal to construct HoteL <br />Heard by planning commission March 10, 1998. Heard by board of zoning appeals March 26, 1998. <br />Heard by architectural review board March 18 1998 and March 26 1998. <br />Mr. Melby, representing contractor; presented the members with new blue prints. The proposal <br />included a four story, 125 unit, extended stay hotel, and the location was identified. There will be <br />building signs on the east and north elevations, as well as a monument sign on Country Club Blvd. At <br />the last meeting the proposal was refened to the board of zoning appeals and architectural review <br />board. The board of zoning appeals reviewed the request and granted all the variances requested. Mr. <br />Melby advised when the proposal was first presented it was to contain an all E.F.I.S. exterior similar <br />to Courtyard By Marriott, Raclisson, and Hampton Inn. The architectural review board, however, <br />recommended incorp.orating some brick on the project. Mr. Melby presented the architectural review <br />board's recommendarion and compared it to their revised proposal which incoiporated some brick but <br />did not reach the level recommended by the architectural review board. Architectural review board <br />requested one story of brick around the p erimeter of the building, four stories of brick up to the gable <br />and brick over the gable, and four stories of brick along the stair towers. The recommendation was <br />brought back to the architect and there was some concern with the recommendation thus they put <br />together an alternative plan which showed: one story of brick on the first floor, three stories of brick <br />on the gable bump outs around the building, and two stories of brick on the stair towers. They left out <br />the brick over the gable and the justification for doing that was: by bringing the brick up over the <br />gable it would loose the architectural detail of the gables and the brick would blend with the roof. W. <br />Nemecek, engineer, presented the material samples. It was noted the shingles are referred to as drift <br />wood or "Weather Wood." In order to incorporate the same architectural detail, the architect chose <br />to do two stories of brick and use the E.F.I. S. on the fourth floor and the gable. The detail would <br />wrap around the column on three sides which Mr. Melby felt would become a visual break between <br />the brick on the columns and where the E.F.I. S. would start on the second proposaL He further noted <br />two stories of brick were shown on the stair towers as architectu.rally it gave the building a much <br />_ better visual appeal by breaking up the lines and colors. There was also some concern that the sign on <br />the east elevation would be lost during the day time if the brick went all the way up the stair towers. <br />The presentation included two elevations: one with architectural review board's recommendation and <br />
