? <br />c- <br />CITY OF NORTH OLMSTED <br />ARCHITECTURAL REVIEW BOARD <br />MINUTES - MARCH 18, 1998 <br />CONFERENCE ROOM - 5:30 P.M. <br />1. ROLL CALL: Chairman Zergott called the meeting to order at 5:40 P.M. <br />Present: B. Zergott, M. Yager, and T. Liggett. <br />Also Present: Building Commissioner Conway, Clerk of Commissions Cornish, and Assistant <br />Clerk of Commissions Rote. <br />II. REVIEW AND CORRECTION OF NNINNUTES: <br />T. Liggett morioned to approve the February 18, 1998 minutes as presented, seconded by B. <br />Zergott and unauimously approved. <br />III. SIGNS: No items. <br />N. OLD BUSINESS: No items. <br />V. NEW BUSINESS: <br />1) Proposed Candlewood Hotel, located on the south side of Country Club Blvd., east-adjacent <br />to the newly constructed Homestead Village HoteL Proposal to construct HoteL <br />Mr. Nemecek presented the proposal which would include the following variance requests: a <br />setback variance to construct a gazebo; a variance to have cooking facilities in all units; a variance <br />for each of the 93 units that do not meet minimum code requirements of 345' of floor area; and <br />various signage variances. It was noted the signage variance requests are?for the following: a <br />second wall sign; area of each wall sign; height of each wall sign; sign face area of ground sign; <br />height of ground sign; and excess business building signage. Planning Commission recommended <br />that the board of zoning appeals deny the variance request for room sizes and signage. Mr. <br />Willhide, architect and Mr. Melby, contractor were also present representing Candlewood. <br />Samples of all materials were presented. The E.F.I.S. system mcluded the following colors: Red <br />Clay #20609; Soft Rose # 20540; and Cloudy Gray #93240. The metal facia was shown as a <br />Cloudy Gray color, and the composition shingles were a`°VVhether Wood" color. Mr. Nemecek <br />adv'tsed the awning would be non-illuminated with a matte finish by utilizing the Sumbrella fabric, <br />Meditenanean Blue Tweed, Style #4563. He noted the logo has been removed from the original <br />presentation. Mr. Willhide noted the fabric submitted for the canopy may not be an accurate <br />representation of the color. Mr. Nemecek stated there is a landscape ribbon around the building, <br />which will assist in breaking up the parking lot and hide the face of the building. He noted the <br />gazebo, which will be constructed of E.F.I.S. material, is an integral part of the landscape plan. <br />The birming will be continued as with the two existing hotels, which will assist in buffering <br />headlights from patrons on the first floor of the hotel and also separates the parking lot from <br />Country Club Boulevard. Mr. Nemecek presented a lighting pYau and noted planuing commission <br />requested that the lighting be reduced to zero at the properiy line. He understood the reasoning <br />for planning commission's request, and noted the lighting has been reduced but it was not quite
