Koeth called the meeting to order at 7:50 P.M. <br />PRESENT: Commissioners, R. Koeth, K. 0'Rourke, W. Spalding and T. Hreha <br />ALSO PRESENT: Assistaut Law Director, J. Dubelko, Assistant Engineer, D. McDermott, Assistant <br />Building Commissioner, T. Rymarczyk, and Assistant Clerk of Commissions, K. O'Connell. <br />ABSENT: Chairman, R. Tallon, and Commissioners T. Brennan, and S. Asseff. <br />II. REVIEW AND CORRECTION OF MINiJTES: The minutes of the February 23, 1999, Plaiuung <br />Commission meeting has been submitted for approval. K. 0'Rourke motioned to approve the minutes of <br />February 23, 1999 once the minutes reflected she was present. The motion was seconded by, W. <br />Spalding and unanimously approved. <br />III. BUILDING DEPARTMENT REQUESTS: <br />1). Oakleaf Furniture; 23789 Lorain Road: <br />Proposal consists of exterior alterations, and building addition. <br />Note: Variances will be required. Note: Heard by Planning Commission 2/9/99, at which time Planning <br />recommended all variances be denied. Heard by the Board of Zoning Appeals 3/4/99. <br />Acting Chairman, R. Koeth called all interested parties forward to present their proposal. No one came <br />forward to represent Oakleaf Furniture's proposal. Note: Before a motion was made, the board members <br />waited to see if a representative would arrive, or come forward. W. Spalding motioned to table Oakleaf Furniture of 23789 Lorain Road, until the next regularly <br />scheduled meeting. The motion was seconded by, T. Hreha and unanimously approved. Proposal <br />Tabled <br />2). 0lmsted Manor Assisted Living; Mill Road: <br />Proposal Consists of constructing a two-story assisted living building. <br />There will be 39 suites and will be 34,300 square feet. <br />The following variances may be needed: <br />1). A 10'foot side parking setback variance (20'feet required). <br />2). A 12'foot rear parking setback variance (20'feet required). <br />3). A 33.5-foot East Side yard variance (43.5 feet required). <br />4). A 23' foot West Side yard variance (33' feet required). <br />5). A 16' foot front setback variance (Note front lot line at angle to building so a portion encroaches on <br />the required 100' foot setback required). <br />6). A 19.4 foot rear yard variance (51.4 foot required). <br />7). Has only one access drive. <br />8). A 12% variance for tota,l lot coverage (25% permitted). - <br />Acting Chairman, R. Koeth called all interested parties forward to present their proposal. Mr. Suhayda, <br />the architect for Olmsted Manor, and Mr. Kall, the site engineer, came forward to present their proposal. <br />Mr. Suhayda indicated there would be a new two-story building, which would house a 39 suite, assisted <br />living facility. The addition would be situated between Olmsted Manor, Nursing Home and Mill Road <br />Condominiums. The addition will be erected on 1-%z acres of land. He presented colored elevations of <br />the building, as well as site plans and material samples. Mr. Spalding asked if the new building would be <br />west or east of the eYisting structure. Mr. Suhayda indicated it would be to the East of the existing <br />structure. Mr. Koeth asked Mr. Rymarczyk, if the addition was in compliance as far as pa.rking. Mr. <br />Rymarczyk indicated the proposal was in compliance as far as parking, but other vanances would be <br />needed. He suggested the developers would still need to go before the Board of Zoning Appeals for the <br />variances listed. Mr. Koeth questioned if an additional access drive would be needed as the site plans
