R. Tallon moved to accept the minutes as written,
seconded by K. O'Rourke and unanimously approved. '
III. BUII,DING DEPARTMENT REQUESTS:
1). Oakleaf Furniture; 23789 Lorain Road:
Proposal consists of exterior alterations, and bu.ilding addition.
Note: Variances will be required.
Mr. Dotson, the architect for Oakleaf Furniture came forward to present a proposal for an
addition to the building that was formally the old Forest City Auto Parts Store. He indicated to
the commission that he came before them when it was the Forest City Auto Parts Store proposing
a similar scenario. The difference now is, they are no longer keeping the look of the old Lawsons
store. We are going with an E.I.F.S. system or stucco system on the exterior of the old build.ing
and the new adclition. Before there was worry about being able to match the brick, but with the
E.I.F. S. and stucco system they won't have that worry. They will be changing the front of the
store with an entry piece, new store front and new front opening. The problems with the site are,
the property lines fall directly on the back side of the building, they will need parking variances as
far as it's already too small for the existing site, and also with the lot coverage, because of adding
the new addition. Since Oakleaf is right next door at the present time, the owner would like to use
the existing Oakleaf signage with the Oakleaf logo. He would like the eNristing Oakleaf Furniture
Signage to go on the new front entry canopy, with a shingled roof which has depth to it, not just a
flat facade. They have moved it back about 6'feet - 7'feet to give it a look of an entry instead of a
flat facade on the front of the overhang. Also the existing overhang had concrete T's, they will
now be putting a roll on roof into that and adding down-lights to have down-lighting onto the
sidewalk in front of the building. Closing up the two sides where there are existing doors, and
putting a new store front of glass on each side. Also making a new opening in. the middle of the
building, with the new store front entry. They will have two rear exists, one will be used as a
receiving entrance. They will be putting in a dwnpster with a board on board enclosure. Mr.
Brennan questioned, on the site plans it shows a couple of areas where they will be painting the
existing brick? Mr. Dotson indicated they didn't want to take the E.I.F. S. system all the way to
grade, because on the North side, there isn't an area to block damage from a snowplow or snow
and water from sitting on the asphalt. They wanted to have an area to go with the emollient for
the tempered glass. They would paint the bottom brick to match the new E.I.F.S. system that
1
