Location is the east side of Porter Road approximately 500 feet north of Lorain
Road. Note that the proposal, without re-platting, creates a"split zoning " condition of both
p arcels.
Mr. Gaiiett Munay, attomey for Equity 1'roperty, Inc., Mr. ICenneth Hill, Sr. And family
(Kenneth Hill, Jr., Michael I{eith Hill, Jeffeiy Steven Hill, and Suzan Hill Smith) came forward to
present a proposal to rezoue the rear portions of parcels 232-10-050 and 232-10-051. Each
parcel is 100' feet wide x 148' feet deep, fiom a single B-Residence, to retail business general
zoning classification. Each parcel represents .339 acres. These parcels as they exist are 329'.54"
deep ou the North line (Parcel 23-10-051) aud 329'.22" deep on the South line(Parcel 232-10-
050). Mr. Murray indicated to the Commissiouers to tlle North, property is zoned B-residence.
Those properties are deep lots, heavily wooded and extend up to Mill Road. The parcels they are
asking to be rezoned face the rear of these lots. To the East is Motor Car Dealership which is
zoned general retail business, to the South, Motor Car Dealership used car lot and to the West of
the used car lot is Payless Shoe store aud a donut shop, car wash and other businesses. To the
West of the subject property is 1VIi. Hills front property, to the Southwest is residential lots and
are zoued B-residential. Mr. Mui-ray indicated to the commissioners, the reason far the rezoning
was to give Motor Car Dealerslup property to put a field office trailer for their used car lot. The
trailer is approximately 12'feet x 44'feet it would be new and constructed according to Ohio
Construction Codes, they are self-contained uuits. They uuderstand the land may need a variance,
be re-platted, parcels split off or coinbine with Equitys cuirent property. Because Mr. Hills
property is to the West and resideuces to the North, the dealership would be willing to do
whatever the city feels would be necessaiy to slueld the trailer from the view of the residents. The
dealership feels the request is reasonaUle because the lots are deep and the houses are built to the
1
