ROLL CALL: Vice Chairman Yager called the meeting to order at 5:30 p.m. <br />PRESENT: Board Members, M. Yager and J. Nader. <br />ALSO PRESENT: D. Conway, Building Commissioner, and D. Rote, Clerk of Commissions. <br />_ ABSENT: Chairman Zergott, and Board Member, K. Schulz. <br />u. REVEEW AND CORRECTION OF MINiJTES: The Architectural Review Board minutes for July . <br />17, 2002 have been submitted for approval. . <br />Mr. Yager indicated that he had not had a chance to review the minutes. Mrs. Nader indicated that <br />on page 5, 3/4 of the way down the page, the word (loose) lose is misused twice. <br />III. SIGNS: <br />IV. OLD BUSINESS: <br />V. NEW BUSINESS: <br />1. Linder & Associates(Water Tower Sc?uare)• 4998 Dover Center Road: <br />Proposal consists of replacing existing building with a new 6,090 square foot building. Note: <br />Planning Commission addressed this proposal 6/25/02 and 7/23102. Board of Zoning Appeals <br />granted variances required 7/10/02. This proposal was tabled at the 7/17/02 Architectural Review <br />Board meeting. <br />Acting Chairman Yager called all interested parties forward to review the proposal. Mr. Yager <br />instructed the applicants to review the chanaes made since the last meeting. The following <br />individuals were present to review the proposal, Mr. Davison, the architect, Miss. Mckinniss, Intern <br />Architect, and Mr. Khouri, Representing the owner. Mr. Davison indicated that they have tried to <br />create two fronts to the building as the Architectural Review Board requested. There will be front <br />entrances on both the east and west sides of the building. The landscaping plan has been expanded <br />to include the addition of plant beds along the west elevation. Additional landscaping will also be <br />added to the north west corner of the site to buffer the loading/trash area, which is in the north west <br />corner. The door will be an overhead garage door and painted to match the building. A canopy was <br />added to the east elevation to make it appear to be the front entrance. Furthermore, there are two <br />doors, which will be entrances and four windows added to the east elevation. The sign on the <br />southeast corner of the building has been enlarged to give the appearance that the east elevation ts <br />the front of the building. The new plans also show path-walks around the building as requested by <br />Planning Commission. There will be four entrances into the building, two on the east elevation and <br />two on the west elevation. N1rs. Nader questioned if there was a man-door on the north side of the <br />building next to the loading door. Mr. Davison answered that there would be an emergency door on <br />the north side, which will be egress only. Mr. Yager invited Mr. Khouri to explain the property <br />lines as the applicants are indicating that the shape and design of the building are due to the shape <br />and size of the lot. Mr. Khouri indicated that the property lines are pre-existing and the strip center <br />and this lot have different owners. There are two banks involved therefore, the lots can not be <br />combined. The rent from the proposed tenant barely pays for the lot and construction of the
