CIT'Y OF NORTH OLMS'I'ED <br />"TOGETHER WE CAN MAKE A DIFFERENCE" <br />AISCHITECTUR4.L REVIEW BOARI) <br />1VIYNUTES - JULY 17, 2002 <br />COiJNCIL'S COlVFERENCE ROOM <br />5:30 P.M. <br />ROLL CALL: Chairman Zergott called the meeting to order at 5:30 p.m. <br />PRESENT: Chairman Zergott, and Board Members; M. Yager, J. Nader, and K. Schulz <br />ALSO PRESENT: D. Conway, Building Commissioner, and A. Kilbane, Asst. Clerk of Commissions <br />II. REVIEW AND GORRECTION OF MINUTES: The Architectural Review Board minutes for <br />May 22, 2002 have been submitted for approval. <br />B. Zergott motioned to approve the minutes with the two corrections mentioned by Mrs. Nader. The <br />inotion was seconded.by J. Nader and unanimously, approved. <br />IiI. SIGNS: <br />IV. OLD BUSINESS: <br />V. NEW BUSINESS: <br />Fairview CoEporate Center (Zaremba MMgmt ); PP# 237-23-023 025 037 041 049: <br />Proposal consists of parking and landscaping .plans proposed for the North Olmsted portion of the <br />Fairview Office :Park development. Note: Planning Commission addressed this site in June 2000 and <br />June 25, 2002- Board of.Zoning Ap.peals -b anted variances required July 10, 2002. <br />W. Don Lydori from Zarerriba Management Company came forward to represent Fairview Office <br />Associates, owner of:the property. Mr. Lydon indicated that the piece of land in question straddles the city <br />line. He said .they 'have a little over 2 acres in North Olmsted and approximately 8 acres in Fairview Park. <br />They are,planning .to build an office development in Fairview Park. They will construct a parking lot on <br />the North Olmsted :land and a portion of that space will be landscaped. He showed the board mem ers <br />photos of the site. 1V1r. Lydon indicated .they submitted plans to the Planning Commission and the Board of <br />Zoning Appeals. The forester issued a response to Mr. Lydon's letter suggesting that they leave as much <br />natural area as possible.and then landscape the east and west _borders. This would end up being about 25- <br />30 feet.off of the parking lot at the one end, and the first 50 feet or so off of Clague Road. He showed them <br />the :revised site'.plan.,. He indicated he just walked the site with Edwards Tree Service, the company that <br />will do the tree :clearing there: He said there is mowed grass there and then about 45 feet in is where the <br />tall b ass starts. There are a few -stray cottonwoods in the tall grass and the heavy tree line.starts about 60 <br />feet out. ; The forester recommended they do some mounding. They will likely have the mounding get <br />` sculpted around the corner a little more which will soften it up a bit. Where the tall gr.ass is, before it gets <br />to the lower 'bush and shrubs, .they will take it back to the bush and shrubs and then start a gradual <br />mounding there. They will only be cutting a few stray cottonwoods, which are in bad shape anyway. They <br />_ tivill put in some nice pines. They are looking at Bradford pears in one area and then all the way down to <br />give it a boulevard affect. Mr. Zergott said he would recommend Cleveland Select over Bradford pears. <br />He.said it is also a pear but it handles snow better. He said you can't really tell the difference between the <br />two except the Bradford's branches grow close together. The Cleveland Select is a little more open. Mr. <br />Lydon said they are running a utility line somewhere down into Clague Road. Depending upon where that <br />line falls from the sidewalk, they may have to carve out 10-15 feet-of the underbrush and mow it back a bit. <br />They will replant it with grass if they have to cut anytliing back from the street. He added there is a lot of <br />low, scrubby brush in the front area and that would get it back off the street a bit and clean it up. That will <br />allow them to get the trucks back there to duFnp the top soil they need without= having to go out onto
