ROLL CALL: <br />Chairman Koeth called the meeting to order at 7:45 p.m. <br />PRESENT: Chairman, R. Koeth, Board members; K. O'Rourke, C. Allan, T. Hreha, W. <br />Spalding, J. Lasko and S. Hoff-Smith. <br />ALSO PRESENT: Assistant Law Director; B. O'Malley, Assistant Building Commissioner, T. <br />Rymarczyk, City Engineer, P. Deichmann and Clerk of Commissions, D. Rote. <br />]I. REVIEW AND CORRECTION OF MINUTES: <br />The Planning Commission minutes dated November 26, 2002 have been submitted for approval. <br />R. Koeth motioned to approve the November 26, 2002 Planning Commission minutes as written. <br />K. O'Rourke seconded the motion, which was unanimously approved. <br />III. BUILDING DEPARTMENT REQUESTS: <br />l. Speedwav Gas Station; 26516 Lorain Rd.: <br />Proposal consists of demolishing existing gas station and canopy and constructing new gas <br />station, new canopy, and sign package. Note: Planning Commission reviewed this proposal on <br />9/10/02 and referred the proposal to the Board of Zoning Appeals and Architectural Review <br />Board at its 9/24/02 meeting. Board of Zoning Appeals amended and approved the variances <br />requested on 10/3/02. The Architectural Review Board required major changes 10/20/02. The <br />Planning Commission tabled the proposal at its 11/12/02 meeting. <br />Chairman Koeth called all interested parties forward to review the proposal. Ms. Radwanski, <br />with Marathon National Petroleum, Mr. Coin, Mr. Baker, Regional Manager and Mr. Trivet, <br />District Manager came forward to review the proposal. <br />Applicants presentation; <br />Ms. Radwanski reviewed the documents that were submitted for the meeting and presented a <br />brick sample. The color of the brick is Richtex #116 Montecello, which is a red brick. Mr. <br />Coin indicated that he would review what would be done. Marathon is willing to use either <br />brick color Planning Commission chooses. Marathon has required that the red stripe remain on <br />the awning. Mr. Koeth inquired if the Speedway in Olmsted Falls had the red stripe on their gas <br />canopy. Mr. Coin suggested that Olmsted falls codes do not allow any striping on any canopy <br />in Olmsted Falls. A picture of brick columns was shown to the board members and the applicant <br />pointed out that the brick incurs water damage as the canopy roof drains through the columns. <br />He further suggested that using brick columns would obstruct the front view of the building. The <br />owners would rather use pole columns, which will drain the roof, not obstruct the view and less <br />expensive to replace when damaged. 1VIr. Koeth felt that the poles would be less overbearing. <br />Mr. Hreha as well as 1dIr. Allan voiced that they would prefer brick columns. It was pointed <br />out that the Architectural Review Board made it one of their requirements and miniature poles <br />are normally used to protect the brick from damage.
