ROLL CALL: <br />Vice Chairman Spalding called the meeting to order at 7:45 p.m. <br />PRESENT: Vice Chairman W. Spalding and Board Members; K. O'Rourke, J:. Lasko, S. <br />Hoff-Smith, and C. Allan. <br />ALSO PRESENT: Assistant Law Director B. O'Malley, City Engineer G. Durbin, Assistant <br />Building Commissioner T. Rymarczyk, and Clerk of Commissions D. Rote. <br />ABSENT: Chairman R. Koeth and Board member, T. Hreha. <br />U. REVIEW AND CORRECTION OF MINUTES: <br />The Planning Commission minutes dated March 25, 2003 have been submitted for approval. <br />W. Spalding motioned to approve the March 25, 2003 Planning Commission minutes as <br />written. K. O'Rourke seconded the motion, which was unaa?imously approved. <br />III. BiTII,DING DEPARTMENT REQUE5TS: <br />1. AutoZone, Inc., 24250 Lbrain Rd.. PP#231-31-005: <br />The proposal consists of construction of a one-story masonry building and associated site <br />work. Note: May require a variance for signage. <br />Vice Chairman Spalding called all interested parties forward to review the proposal. Mr. <br />Berneburg, Project Manager with Mcilvried, Didiano and Mox LLC came forward to present <br />the Auto Zone proposal. <br />Applicants presentation; <br />Mr. Berneburg indicated that Auto Zone would like to construct a 54,000 square foot single <br />story building for the retail sale of auto parts. The existing building which housed the <br />Ground Round restaurant is to be demolished. They would utilize the existing entrances off <br />of Lorain road. The site improvements will start from the right-of-way line back. The site <br />improvements will include concrete and blacktop paving. There will be more green space <br />and landscaping with the development plan. Mr.. Spalding questioned what type of <br />materials would be used on the building. Mr. Berneburg indicated that the building will be <br />a new 54,000 square foot masonry material and aluminum type store front with three shades <br />of masonry colors. The colors as well as the design are a standard layout for Auto Zone. <br />Mr. Spalding questioned if the building will be one or two story. Mr. Berneburg indicated <br />that it would be a one-story building. Mrs. Hoff-Smith questioned if the applicant had any <br />color photos of what the building would look like. Mr. Berneburg indicated that he did not <br />bring any with him but could provide the board with pictures if they wish. Mr. Spalding <br />questioned were the nearest Auto Zone store was.
