LANDMARKS COMMISSION
CITY OF NORTH OLMSTED
MINUTES OF MARCH 8, 2021
ROLL CALL
Mr. Neville called the meeting to order at 7:00 pm via online public meeting.
Present: David Neville, Jim Morse, James Gearhart, Paul Schumann, Gretchen Schuler, Tom
Dubowski, Duane Limpert
Absent: Elizabeth Cardarelli, Sarah Egan -Reeves
Staff: Planning and Community Development Director Kim Lieber, Administrative Assistant
Nicole Rambo -Ackerman
Mr. Schumann moved, seconded by Mr. Dubowski, to excuse the absences of Ms.
Cardarelli and Ms. Egan -Reeves, motion passed 7-0.
REVIEW AND APPROVAL OF MINUTES
Mr. Dubowski moved, seconded by Mr. Schumann, to approve the Landmarks
Commission minutes of February 8, 2021, motion passed 7-0.
NEW BUSINESS
21-18538; Biltmore Properties; 26512 Butternut Ridge Road
Representatives: Brian O'Donnell and Debbie Welsh, owners
Mr. O'Donnell said the existing 20 by 20 foot gabled garage was damaged by a fire and a permit
was issued for its demolition. The new garage will be the same size as the previous garage and
the shingles, siding and color will match the house. The previous owner covered eight windows
in the family room on the east side of the house with vinyl siding and paneling. The applicant
would like to replace these windows with new vinyl windows to match the front of the house.
Five windows will be replaced on the east wall and three on the north wall. Mr. Schumann asked
if the gable on the new garage will be a side gable similar to the previous garage. Discussion
regarding gable types and the conflicting images and plans. The drawing of the new garage
shows a front gable, but the image of the proposed garage door shows a side gable. The new
garage will have a single 16 -foot door with more decorative carriage -style elements included.
Ms. Welsh clarified that the new garage will have a front gable, instead of the side gable like the
previous garage. Mr. Schumann thought the side gable would be more appropriate for the house.
Mr. Neville pointed out that the house has a side gable. Ms. Welsh said they can make the garage
have a side gable. The uncovered windows and header locations in the sunroom will not be
changed. Mr. Neville thought adding the windows back to the house will look much better and
Mr. O'Donnell added that the amount of natural light will be greatly increased. Mr. Schumann
was surprised that the previous owner covered the windows up and thought it would be good to
replace them. Mr. Schumann asked if double hung windows will be installed, Mr. O'Donnell
said they would be.
